Entry Gutters From 2001, and a Lot of Roof With None

Piedmont is one of the earliest Marion County villages. The Waverly Villas deed dates to 2001, and homes here were built around 2001 and 2002. The streets mix small frame patio villas, the Cabot Cove and Colony models, with Designer Homes like the Hibiscus. Current listings show the same build again and again: frame walls, vinyl siding, architectural shingles, and gutters at the entry and exits only.

Two things follow from that. First, the gutters you do have are original or close to it, roughly 24 years old. Over that much time the hangers loosen, the seams at the corners and end caps start to drip, and the downspout at the front door can start dumping onto the walk you use every day. Second, the long sides of the house have never had gutters at all. Under the mature trees Piedmont is known for, those edges drop leaves and water into the beds right against the siding.

So the work here usually comes in two parts. We replace or rebuild the entry and exit gutters with seamless .032 aluminum rolled on site and hung every two feet. Then we talk about adding runs along the sides that take the most water, so splash-back stops staining the vinyl and soaking the slab edge. You decide how far to go. We’ll tell you which sides matter most and which ones can wait.

The Village of Piedmont at a Glance

  • First homes: around 2001 and 2002 (Waverly Villas deed, 2001).
  • Where: the south-central Marion County side, just north of CR 42, between Springdale and Chatham.
  • District: Village Community Development District 4, Marion County.
  • Homes: Cabot Cove and Colony patio villas and Designer Homes, frame with vinyl siding.
  • Golf: between Glenview Champions and Lopez Legacy, both 27-hole championship courses.
  • Recreation: Savannah Center, Mulberry Grove Recreation and the Springdale pool next door.
  • Setting: a mature neighborhood with beautiful trees; some lots back to a street or fence.

What it means for your gutters: the gutters at your doors are about 24 years old, and the long sides likely have none. Rebuild what’s there and add runs where splash-back is doing damage.

Do You Need ARC Approval for Gutters in Piedmont?

Piedmont is in District 4, and the current District 4 Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in Piedmont

When Your Back Yard Ends at a Fence

Some Piedmont lots back up to a street or a fence instead of open lawn or a fairway. That changes where roof water can go. On an open lot, a downspout can let water out a few feet from the house and the yard takes it. Against a fence line, water let out at the back corner runs along the fence, collects in the low spot, and often ends up back against your slab or in the yard next door.

On these lots we look at the whole yard before we pick downspout locations. Sometimes the answer is moving a downspout to the other end of the run so the water drains toward the front. Sometimes it is solid PVC pipe under the lawn, carrying the water about five feet out to a spot where the grade falls away. Either way, the plan starts with where the water can actually leave, not where the gutter happens to end.

How a Piedmont Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff checks the condition of your original entry and exit gutters, looks along the sides for splash stains and soil on the siding, and walks the back of the lot to see where water can drain. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Jeff Ours, owner of Premium Leaf Guards in Ocala, FL

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Piedmont, where most homes have only partial gutters and the right answer depends on which walls are taking the beating. Jeff is a licensed inspector, so he looks at siding, slab edge and fascia first, then recommends only the runs that fix something.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Piedmont Gutter Questions

Piedmont is in District 4, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Start with what you have. The entry and exit gutters on a 2001 or 2002 Piedmont home are near the end of their life, so they are worth rebuilding properly. Then look at your siding. If the bottom of a wall is stained or the mulch is washed out, that side is a good candidate for a new run.

Yes. We can move the downspout, redirect it, or tie it into a solid PVC drain line under the lawn that lets the water out about five feet from the house. That keeps the walk dry and the water away from the slab, without a loose extension for you to trip over.

The siding itself sheds water well, but constant splash-back stains it, grows mildew along the bottom and keeps the framing behind the lower edge damp. On a frame home, that lower edge is the part worth protecting. Gutters on the wettest sides stop most of it.

Small roofs still put out a lot of water. Central Florida averages about 52 inches of rain a year, more than half of it from June through September. On a small villa, a couple of well-placed runs often handle the sides that matter without gutters on every edge.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
