The Villages / Spanish Springs Town Square / Springdale
Springdale has the earliest deeds in District 4, dating to November 2000, and it runs along CR 42 at the east end of the Marion County side beside Lopez Legacy. We serve Springdale from our Spanish Springs coverage area, and a state-licensed home and building inspector comes out on every gutter job. Call or text (352) 440-3310.

Springdale is where District 4 started. The Fairlawn Villas and Unit 47 deeds are dated November 16, 2000, and more units followed through 2001. It also has the widest mix of homes in the district: Premier Homes like the Natchez and Sanibel in concrete with a stucco finish, Designer Homes like the Live Oak and Whispering Pine, Ranch Homes like the Galveston, and Keys Villas like the Amelia. Most are frame with vinyl siding. The Premier homes are concrete block.
Unlike some of its neighbors, Springdale mostly got full gutters. Nine of eleven current listings show gutters and downspouts around the entire home. The catch is age. A system hung in 2001 has been through about 25 summers of Florida storms. By now we expect hangers backing out of the fascia, corner seams that drip, end caps that leak and downspout elbows packed with years of grit. Plenty of these homes have also had a roof replaced, and gutters that came down for a re-roof don’t always go back up the way they should.
Re-hang or replace is the real question in Springdale. If the aluminum still holds its shape, new hangers every two feet and fresh sealant can buy years. If it is pitted, bent at the corners or pulling the fascia with it, a new system of seamless .032 aluminum rolled on site is the better use of your money. We’ll show you what we find on your house and let you make the call.

What it means for your gutters: most homes have full gutters, but they are among the oldest in the district. Plan on re-hanging or replacing, and on more downspout capacity for the big Premier roofs.

Springdale is in District 4, and the current District 4 Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Springdale homes, from Keys Villas to golf-front Premiers.

The Premier section holds the biggest homes in Springdale, concrete and stucco on oversized homesites, some of them right on Lopez Legacy. A bigger roof collects more water in the same storm, and in a Central Florida summer downpour that water arrives fast. If the downspouts were sized for an average house, the gutters fill faster than they drain and spill over the front edge onto the beds and the stucco below.
On these homes we look at roof area and how much of it feeds each downspout. Often the fix is larger downspouts, an extra downspout in the middle of a long run, or both. Then we carry the water away through solid PVC under the lawn, about five feet from the foundation, so a golf-front yard doesn’t turn soggy every afternoon from June through September.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks the age and fastening of your original full-perimeter gutters, looks for leaks at the seams and corners, and on Premier homes works out how much roof each downspout is carrying. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Springdale, where the gutters are some of the oldest in District 4 and a good re-hang can sometimes beat a full replacement. Jeff is licensed to inspect homes, so you get his honest call on which one your house needs.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Springdale is in District 4, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
The aluminum can last a long time, but the fasteners and sealant usually give out first. After about 25 years of Florida weather, expect loose hangers, leaky seams and outlets that clog easily. Sometimes a re-hang and reseal is enough. We’ll show you what we see before we recommend anything.
Usually it’s capacity, not clogs. A big roof sends more water to each downspout than it can carry in a summer downpour. Larger downspouts or an extra one in the middle of a long run fixes it, along with correct pitch toward each outlet.
Often, yes. Mature trees line the course and the yards around it, and wind carries their leaves onto roofs with no tree directly overhead. A 316L stainless micro-mesh guard keeps that debris out of the gutter and comes with a lifetime no-clog warranty.
On a stucco home, a clean gutter line matters to the look of the house as much as the drainage. We roll seamless .032 aluminum on site so each run is one piece with no joints along its length, and we fasten it into solid fascia with hangers every two feet so it stays straight under a full load of water.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Spanish Springs Town Square. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Springdale home actually needs. If that is nothing right now, we will say so.
