The Villages / Spanish Springs Town Square / Briar Meadow
Briar Meadow holds the Lopez Legacy championship course, so many of its concrete-block homes and Savanna Villas look straight down a fairway at water and live oaks. We serve Briar Meadow from our Spanish Springs coverage area, and a state-licensed home and building inspector is on every gutter, guard and drainage job. Call or text (352) 440-3310.
Licensed inspector on every job • .032 heavy aluminum • Lifetime no-clog warranty • Free estimates
Briar Meadow is one of the first villages on the Marion County side. The Greenbriar Villas deed dates to September 2001, and Birchbrook Villas followed in late 2002. Most homes here are concrete block with architectural shingles, a mix of Designer Homes and Savanna Villas like the Foxglove and Stoneybrook, and current listings show gutters and downspouts around the entire home. That is a good start. It also means those gutters have been hanging for close to a quarter century.
Original aluminum gutters from that era usually fail at the hardware before the metal itself. Spikes and hangers work loose a little with every summer storm, end caps and corner seams lose their sealant, and the gutter slowly loses the pitch it had on day one. Water that used to run to the downspout now sits in the low spots, spills over mid-run, or drips behind the gutter onto the fascia board. If your roof has been replaced, look closely: gutters often get pulled for a re-roof and put back with fewer fasteners than they started with.
Golf frontage makes all of it worse. A home that looks across Lopez Legacy has nothing between it and the weather. Wind-driven rain off the open fairways hits the roof at an angle and sheets over the front edge of a tired gutter. The question we answer on these homes is simple: can your system be re-hung and resealed, or has it reached the point where new seamless gutters cost you less over time? We will tell you which, and why.

What it means for your gutters: most homes already have full gutters, but they are original and about 24 years old. Expect worn fasteners and seams, and plan for wind-driven rain off the open golf course.

Briar Meadow is in District 4, and the current District 4 Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Briar Meadow homes and villas, from the fairway lots to the interior streets.

Lopez Legacy was built on rolling Marion County ground, and many Briar Meadow lots fall away toward a fairway, a pond or a preserve. On a sloped lot, a downspout that dumps at the corner of the house does two kinds of damage. On the high side, water pools against the slab. On the low side, it cuts a channel through the mulch and sod and carries soil downhill.
We fix that underground. Each downspout ties into solid PVC pipe that carries the water about five feet out from the foundation and lets it out through a pop-up emitter where the grade can take it. We never use black corrugated pipe, because it crushes and traps silt. Under the live oaks that line the fairways, we pair that with 316L stainless micro-mesh guards so leaves stay on the roof edge and out of the pipe.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks every hanger, seam and end cap on the original gutters, looks for fascia damage behind them, and watches where each downspout sends water on a sloped golf lot. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Briar Meadow, where most homes already have full gutters and the honest answer is sometimes a re-hang, not a new system. Jeff is licensed to inspect the whole house, so he can tell you whether the fascia behind an old gutter is sound before anyone hangs new metal on it.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Briar Meadow is in District 4, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
Not always. If the aluminum is sound and the trouble is loose hangers or leaking seams, we can re-hang the run with hangers every two feet and reseal the joints. If the gutter has lost its shape, the seams leak everywhere, or the fascia behind it is soft, replacement makes more sense. We show you what we found either way.
On open golf lots, wind pushes rain across the roof at an angle, and it reaches the gutter faster than a calm rain does. A gutter that has lost its pitch or has a half-blocked downspout can’t keep up. Restoring the pitch, clearing the outlets and adding a guard that sheds debris usually ends it.
Probably, if you live near the fairways. The live oaks along Lopez Legacy drop leaves, catkins and acorns that the wind carries onto nearby roofs. Micro-mesh guards keep that out of the gutter and the underground pipe, and ours carry a lifetime no-clog warranty.
Yes. Gutters are often taken down during a re-roof and put back in a hurry, sometimes with fewer fasteners and sometimes with the roof edge flashing tucked behind the gutter instead of over it. A quick inspection catches that before water starts rotting the fascia.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Spanish Springs Town Square. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Briar Meadow home actually needs. If that is nothing right now, we will say so.
