A lot of Calumet Grove is smaller frame villas with vinyl siding: Keys courtyard villas like the Marathon, Colony patio villas, and Designer Homes like the Willow. The deeds for the Villas of Merryoak and Ashleigh Villas date to 2002 and 2003. Look up at the roof edge on most of these homes and you’ll find gutters in one place only, over the front entry and sometimes over the back exit.
That keeps rain off your head at the door. Everywhere else, roof water falls straight off the shingles and lands in a line along the house. On a frame villa that causes trouble a concrete-block home mostly avoids. Water splashes back up onto the vinyl siding and leaves a band of dirt and mildew along the bottom of the wall. It soaks the edge of the slab every time it rains. It digs a trench in the mulch bed and throws soil onto the siding. In a courtyard villa, the water that falls inside the courtyard has nowhere to go but the pavers and the walls around them.
Calumet Grove is surrounded by mature trees, so debris is part of the story too. Leaves collect in the drip line and hold moisture against the siding long after the rain stops. The upgrade we recommend most here is full-perimeter seamless gutters with 316L stainless micro-mesh guards, so roof water leaves the house through a downspout instead of falling off in a curtain. At more than twenty years old, the entry gutters you already have are worth checking at the same visit.

What it means for your gutters: most homes have gutters only at the entry, so roof water hits vinyl siding, slab edges and courtyard walls every storm. Full gutters with guards are the upgrade that changes that.

Calumet Grove is in District 4, and the current District 4 Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Calumet Grove villas and homes.

The villa deeds in District 4, Merryoak and Ashleigh among them, set up side-yard easements: each villa’s roof water is allowed to drain onto the neighbor’s side yard. It is a practical rule for homes built this close together. In practice, the narrow strip between two villas carries water from both roofs, and on a villa with no side gutters, that is every drop from that half of the roof.
When we add gutters to a Calumet Grove villa, we plan the downspouts around that strip. We put them where water can move toward the street or open lawn, and where the side yard is too tight, we tie them into solid PVC pipe that carries the water underground about five feet from the foundation before letting it out. The goal is a side yard that drains for both of you, not one that moves a puddle from your wall to your neighbor’s.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff looks at where every part of the roof drains on your villa, checks the siding and slab edge for splash damage, and walks the side yard you share with your neighbor. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Calumet Grove, where frame villas with vinyl siding show water damage low on the wall long before anyone looks up at the roof. As a licensed inspector, Jeff checks what is behind the splash line, not just which gutters are missing.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Calumet Grove is in District 4, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. Yes. Many Calumet Grove listings show gutters only at the entry, or at the entry and exits. That is how a lot of these villas were built. It is not a defect, but it leaves most of the roof dropping water straight onto the ground beside the walls, and that is usually where the problems start.
Splash-back. Rain falls off the roof edge, hits the mulch or the ground, and throws dirt and water back up onto the siding. Over time it stains, grows mildew and keeps the bottom of the wall wet. A gutter along that side stops it at the source.
We can, and sometimes that is the right call, for example on the side facing your neighbor or the courtyard. We will show you which sides are doing the damage and quote only what makes a difference. We don’t sell gutters a wall doesn’t need.
If your gutters sit under or near trees, yes. Leaves clog an open gutter fast, and a clogged gutter on a frame home overflows right back onto the siding you were trying to protect. Our 316L stainless micro-mesh guards carry a lifetime no-clog warranty.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Spanish Springs Town Square. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Calumet Grove home actually needs. If that is nothing right now, we will say so.
