Ranch Homes, Big Oaks and a Gutter at the Front Door Only

Most of Chatham went up in 2002 and 2003, and the homes are mostly frame with vinyl siding: Ranch Homes like the Amarillo and Corpus Christi, plus Designer Homes like the Hibiscus and the Live Oak. Many of them were built with gutters only at the entry and the exits. The rest of the roof drains the old-fashioned way, straight off the edge.

That might be fine on a bare lot. Chatham is not a bare lot. The Amberwood executive course is known for its large oak trees and grasslands, its sixth hole runs along a marsh preserve, and some homes sit right on golf and water. Under oaks, every edge without a gutter becomes a drip line full of leaves and wet mulch pressed against the vinyl. Near a pond or the marsh, the ground is already holding water, so roof runoff dropped at the wall has nowhere to soak in. It sits against the slab, or it runs back toward the house.

The fix is not complicated. Full gutters on the long sides, 316L stainless micro-mesh guards to keep the oak debris out, and downspouts that move the water away from the foundation instead of dropping it beside it. On the older ranch homes we also check the original entry gutters themselves. At more than twenty years old, their hangers and seams are due for a look, and it costs nothing extra to check them while we are on the ladder.

The Village of Chatham at a Glance

  • First homes: around 2002 and 2003; Chatham at Soulliere in 2016 and 2017.
  • Where: the southwest corner of the Marion County side, north of and along CR 42 (SE Hwy 42).
  • District: Village Community Development District 4, Marion County.
  • Homes: Ranch Homes and Designer Homes, mostly frame with vinyl siding; concrete Bungalow courtyard villas at Soulliere.
  • Golf: the Amberwood and Oakleigh executive courses, plus the First Responders putting course.
  • Recreation: Chatham Recreation (the horse-country barn), First Responders Recreation and Soulliere Recreation.
  • Setting: large oaks, a marsh preserve, golf and water lots, and cattle pasture along the west edge.

What it means for your gutters: the original part of Chatham often has gutters only at the doors, under big oaks and near wet ground. Soulliere is newer concrete with fuller gutter coverage, so the two areas need different plans.

Do You Need ARC Approval for Gutters in Chatham?

Chatham is in District 4, and the current District 4 Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in Chatham

Chatham at Soulliere Is Fourteen Years Younger, and Needs a Different Conversation

Chatham at Soulliere is a separate pocket at the northwest edge of the village, built around 2016, with its own adult pool at Soulliere Recreation. The homes are Bungalow courtyard villas like the Charlotte, built of concrete with architectural shingles, and they have gutters around the whole house or at the entry and exits. These are not the tired gutters we replace in the older part of Chatham.

At about ten years old, Soulliere gutters are usually sound. The questions are smaller and easier to answer now: are the downspouts on the shared side yards sending water where it should go, are the outlets starting to collect debris, and is it time to add guards before the landscaping grows in any further? The Soulliere Villas deed includes the District 4 side-yard drainage easement, so we route each downspout with both neighbors in mind.

How a Chatham Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff checks whether your home has gutters only at the doors or all the way around, looks at how much oak hangs over the roof, and notes how wet the ground stays near ponds, the marsh or the pasture edge. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Chatham, where a 2002 frame ranch home and a 2016 concrete Soulliere villa sit in the same village and need completely different work. Jeff inspects houses for a living, so the plan fits the home in front of him, not a package.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Chatham Gutter Questions

Chatham is in District 4, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

No. Soulliere was built around 2016, so your gutters are about ten years old and usually in good shape. What we check is downspout placement on the shared side yards, debris starting to build at the outlets, and whether guards make sense now that the landscaping has filled in.

It can. With open ground on that side, wind-driven rain hits the roof with nothing to break it, so those gutters handle the most water. We make sure the pitch is right, the downspouts can keep up, and the water leaves the house instead of pooling along the back wall.

Wet ground drains slowly, so water dropped next to the foundation tends to sit there. On those lots we prefer to carry downspout water through solid PVC pipe about five feet from the house and let it out where the grade falls away. We never bury black corrugated pipe, which crushes and fills with silt.

That is how many Chatham homes were built. Listings in the village commonly show gutters at the entry and exits only. It keeps rain off the doorways, but every other roof edge drops water against the siding and slab. Adding gutters to the long sides is the upgrade we recommend most often here.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
