That is the work we do. We handle one home, a street, or a whole community, and you deal with the licensed owner, not a call center.

Who we work with

HOA boards and committees

You are responsible for how the community looks and how well it holds up, and you answer to your neighbors. We give you a contractor who shows up when promised, works within your architectural standards, and leaves you with clean before-and-after documentation you can put in front of the board.

Property managers and community staff

You manage a lot of homes and a lot of vendors. We make gutters the easy part: one point of contact, scheduling coordinated around your calendar, and work done to code the first time so it does not come back as a complaint. We serve communities throughout The Villages and Marion, Sumter, and Lake counties.

Homeowners in 55+ and deed-restricted communities

You moved here so you would not have to climb a ladder or fight with your house. We protect your home from water damage and keep your gutters clean and matching the community’s approved colors, so you stay compliant and stop worrying about it.

What happens when community gutters get ignored

In Central Florida we get about 52 inches of rain a year, and most of it comes in hard, fast afternoon storms from June through September. That kind of rain is exactly what overwhelms a gutter that is clogged, undersized, or hung with hangers spaced too far apart. When the water has nowhere to go, it finds the fascia, the soffit, the foundation, and the flower beds. Across a whole street, small problems multiply fast.

Here is what a board or a manager ends up dealing with:

None of that has to happen. The fix is gutters that are sized right, hung right, kept clean, and matched to your community’s look. We will tell you honestly what a home needs and what it does not.

Everything your community needs, from one licensed contractor

Gutter cleaning

Hand cleaning and flushing so water actually moves, with photos of each roofline before and after. Most Florida homes need it at least twice a year, more under heavy oak and pine. Gutter cleaning

Seamless gutter installation

Custom-cut aluminum gutters formed on site, in colors that match your community’s approved palette. Seamless gutters

Gutter guards and leaf protection

316L surgical stainless micro-mesh on a heavy aluminum frame, so residents stop needing the ladder and you stop scheduling repeat cleanings. Gutter guards

Drainage and water mitigation

Solid PVC underground drainage that carries water about five feet off the foundation, instead of the cheap corrugated pipe that breaks underground. Drainage and water mitigation

Soffit and fascia

Repair and replacement when water has already gotten behind the gutter line. Soffit and fascia

Repairs and re-leveling

Leaks, sagging runs, and gutters that have started pulling away, set back to where they belong.

We work inside your rules, not around them

Deed-restricted and 55+ communities have standards for a reason, and most residents moved in because of them. In The Villages, the Community Standards process covers architectural review and deed compliance, and exterior changes are reviewed before work begins. We respect that completely. We have spent years working in communities that care how things look.

What that means for you in practice:

You are the one accountable to the neighbors. Our job is to make you look good: clean work, the right color, on schedule, documented. Everything we install is done to current codes and modern standards, so a quick approval does not turn into a long headache later.

The difference is in the details

What matters for a community

Who is on the job

Gutter material

Hanger spacing

Color matching

Scheduling

Documentation

Warranty backing

We are not the cheapest, and here is why that saves your community money over the next ten years: better material, tighter hangers, and work done right the first time means fewer callbacks and no paying twice.

Three simple steps

1. Tell us the scope

One home, a street, or the whole community. Call or text us, or have your manager send the addresses and what you are seeing. If the issue is not obvious, we offer a $100 diagnostic visit that we credit toward the work if you hire us.

2. We confirm the plan and the standards

We walk the properties, price everything up front, match the right colors, and flag anything that needs architectural review before we touch it. No surprises and no hidden fees.

3. We do the work to code and document it

We schedule around your community, do the work the way it should be done, clean up after ourselves, and hand you before-and-after photos for the board or the file.

That is it. You get protected homes, a compliant community, and one contractor who actually answers the phone.

You deal with the licensed expert, on every job

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector with more than 20 years in construction and a background as a court-recognized construction expert. He is on every job and does about half of each install himself, because, in his words, the system is only as good as the installer.

For a community, that matters. You are not handing your streets to a crew that disappears. You are working with the person whose license and name are on the work, who over-engineers to current codes, and who will tell you plainly when a home needs less than you expected. He likes the work and he answers the telephone.

Communities we serve

We serve HOAs, 55+ communities, and individual homeowners across Central Florida: The Villages and Ocala, plus Marion, Sumter, Lake, Alachua, and Putnam counties. The Villages is one of our centers of gravity, and we know how its communities like things kept.

If your community sits anywhere in that footprint, we can come walk it. Tell us where you are and what you are seeing, and we will give you a straight answer about what it needs.
