Dabney is one of the newest corners of District 14. Its verandas, villas and designer homesites were introduced from September 2023 into January 2024, and Dabney Recreation on Chandler Drive opened that November. What sets the village apart is what was kept: the official description says Dabney is known for its mature oak hammocks, with preserve views around the neighborhood.
That means a home finished in 2023 or 2024 can carry the leaf load of a much older street. Florida oaks do not drop everything in the fall like a northern tree. They shed heavily in late winter and spring as new growth pushes the old leaves off, and they drop catkins, the stringy pollen strands, at the same time. Those strands mat together in a gutter and hold the leaves in place like a net, right over the downspout opening.
Plenty of new homeowners wait to add guards until a gutter overflows. In Dabney the first spring usually settles that question. A 316L stainless micro-mesh guard keeps leaves and catkins on top, where wind and rain move them off, and it carries a lifetime no-clog warranty. If your home came with gutters, we check their pitch and hangers first. If it did not, we install seamless .032 aluminum rolled on site with hangers every two feet, then guard it.

What it means for your gutters: oak leaves and catkins land on brand-new Dabney roofs from the first spring, and the big Enclave roofs move a lot of water. Early guards and downspouts sized to the roof handle both.

Dabney is in District 14, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. That is normal here and it is not a hurdle. We tell you up front, give you the color, profile and downspout layout the application asks for, and schedule the work once it is approved.
Rules get revised, so we check the current manual before we start. The manuals are posted on the District Government Community Standards page.
Here is what we do for Dabney homes, villas and Enclave estates.

The Enclave at Dabney is a boutique section of oversized homesites with reimagined Premier homes, several of them overlooking the protected Lake Okahumpka Preserve. A bigger home means a bigger roof, and every square foot of it drains to a handful of corners. Central Florida averages about 52 inches of rain a year, more than half of it from June through September, and in a hard summer storm a standard downspout at the end of a long run cannot take it all. The gutter fills and spills over the front lip.
On Enclave homes and other large Dabney roofs, we measure the roof area feeding each downspout and go to oversized downspouts where the numbers call for them. Then we carry the water underground in solid PVC to about five feet from the foundation, never black corrugated pipe. On preserve-facing and pond-front lots, that keeps runoff from cutting a channel across the new back lawn.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff looks at how much oak canopy hangs over your Dabney roof, checks any builder gutters for pitch and hanger spacing, and measures the roof area feeding each downspout. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Dabney, where homes only a year or two old already sit under mature oaks and the big Enclave roofs carry a lot of water. A licensed inspector can tell you whether your home needs guards now, larger downspouts, or nothing at all yet.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Plan on it. Dabney is in District 14, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. We help you put the application together and start once it is approved.
Not if there are oaks over the roof. Dabney was built among mature oak hammocks, so a new roof gets the same spring leaf and catkin drop as an old one. Adding a 316L stainless micro-mesh guard before your first full season saves you the first ladder cleanup and the first overflow down the wall.
Oak catkins, the pollen strands oaks drop in spring as their new leaves come in. They are light enough to blow onto the roof and fine enough to mat inside an open gutter, where they trap leaves over the downspout. A micro-mesh guard keeps them on top, where they dry out and blow away.
Away from the foundation, and not dumped in one spot at the back corner. We run the downspouts into solid PVC drain pipe that lets the water out about five feet from the house, where the lawn can absorb it, so you do not end up with a washed-out channel running across the back yard.
The gutter is the same seamless .032 aluminum either way. What changes is the damage when there is none. Dabney has frame homes with vinyl siding and block-and-stucco homes. Splashback stains vinyl and pushes water at its seams, while on stucco it soaks the base of the wall. Both are worth stopping early.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Sawgrass Grove. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Dabney home actually needs. If that is nothing right now, we will say so.
