The Villages / Sawgrass Grove / Lake Denham
Lake Denham is the District 14 village reached by Lake Denham Drive off CR 470, with verandas, courtyard and patio villas and cottage homes built in 2023. We install and fix gutters, guards and drainage here, with a state-licensed home and building inspector on every job. Call or text (352) 440-3310.

Lake Denham filled in during 2023. Lake Denham Verandas West were introduced in August, Annison Patio Villas a few days later, Morgan Courtyard Villas in September and the Cottage Homes in October. Most of what we have seen here is solid masonry: the verandas are precast concrete with a stucco finish, and the Charlotte courtyard villas are block and stucco under a shingle roof, often with gutters already on.
So the question in Lake Denham is usually not whether you have gutters. It is where the water goes once it leaves them. A courtyard villa wraps the house around a walled outdoor room. Every downspout on that side has to empty somewhere, and a courtyard wall does not let water out. If the outlet dumps onto pavers or into a planter tight to the wall, the courtyard holds that water after every storm, and the base of the stucco stays damp.
Shared side yards on attached verandas and patio villas have the same problem in a narrower space. Two roofs drain into one strip of grass, and neither owner has much room to move the water. We plan each downspout for the whole building, then carry it in solid PVC under the yard so it comes out about five feet from the foundation, on the street side or the open lawn, instead of against the next wall over. No black corrugated pipe, which crushes and fills with silt.

What it means for your gutters: many Lake Denham homes already have gutters, so the work is mostly about where the water lands: courtyards, shared side yards and screened enclosures.

Lake Denham is in District 14, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. That is normal here and it is not a hurdle. We tell you up front, give you the color, profile and downspout layout the application asks for, and schedule the work once it is approved.
Rules get revised, so we check the current manual before we start. The manuals are posted on the District Government Community Standards page.
Here is what we do for Lake Denham verandas, villas and cottage homes.

The Cottage Homes introduced in October 2023 come in two and three bedroom plans with screened enclosures. A screen room is a fine place to sit and watch the rain. It is a poor place for the rain to land. When the main roof drains straight onto the enclosure, water pours through the screen roof, puddles on the pad inside, wets the furniture and runs back toward the door.
A gutter along the roof edge above the enclosure, with a downspout routed down the outside of the frame and into a drain line, keeps that water out of the room. We check how the enclosure ties into the house, measure the roof area draining toward it, and size the downspout for a July downpour, not a light afternoon shower. If leaves collect on that run, a micro-mesh guard keeps it flowing.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff traces every downspout on your Lake Denham home to where it actually empties, including courtyard walls, shared side yards and any screened enclosure. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Lake Denham, where many homes already have gutters and the real trouble is where the water ends up. An inspector looks at the whole drainage path, so you are not sold new gutters when a drain line is the actual fix.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Plan on it. Lake Denham is in District 14, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. Maybe nothing. If the runs are pitched right and every downspout empties away from the slab, you are in good shape. What we look for is the outlet: a downspout that dumps against a wall, onto a walkway or into a shared side yard. That is usually fixed with an underground drain line, not new gutters.
Often the downspouts are the source, not the cure. The ones on the courtyard side empty into a space with a wall around it. We reroute them, either around the outside of the wall or under the courtyard in solid PVC pipe, so the water leaves the courtyard instead of collecting against the stucco.
It depends on your lot. Some homes here back to a wall or open space with little overhead, and their gutters stay mostly clear. If you are not pulling debris out of yours, guards can wait. If you are, a 316L stainless micro-mesh guard with a lifetime no-clog warranty ends that chore for good.
We work on your roof and your downspouts, but we still look over the fence at what drains from next door. Two roofs emptying into one narrow strip is usually why that side stays soggy. If the water is coming from their downspout, we will say so plainly, so the two of you can fix it once.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Sawgrass Grove. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Lake Denham home actually needs. If that is nothing right now, we will say so.
