Newell was the first of the three District 14 villages to open. Gavanni Villas were introduced in October 2022 and the Newell Verandas followed that winter. It also has the widest mix of construction in the district. The verandas are precast concrete with a stucco finish. Right beside them sit cottage villas and patio villas built with frame walls, vinyl siding and architectural shingle roofs.
That mix matters, because a lot of new homes leave the builder with gutters on only part of the roof, usually over the entry and the garage. We have even seen a Newell villa listed for sale with “added gutters” called out as a selling point. Everywhere else, rain sheets straight off the shingles, hits the ground and splashes back up. On vinyl siding that leaves a dirty band along the bottom of the wall and pushes water at the panel seams. On a stucco veranda it soaks the base of the wall and the slab edge.
The fix is not complicated, but it should be planned. We look at which roof edges shed the most water, where the builder runs stop, and whether those runs are pitched and hung well enough to tie into. Then we finish the job with seamless .032 aluminum rolled on site and hangers every two feet, so the new runs and the old ones work as one system instead of two.

What it means for your gutters: a lot of Newell homes are only partly guttered, and the frame, vinyl-sided villas show it first. Finishing the runs and moving water off these small lots keeps siding and slabs clean.

Newell is in District 14, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. That is normal here and it is not a hurdle. We tell you up front, give you the color, profile and downspout layout the application asks for, and schedule the work once it is approved.
Rules get revised, so we check the current manual before we start. The manuals are posted on the District Government Community Standards page.
Here is what we do for Newell verandas, villas and homes.

Listed Newell lots run from about 0.08 to 0.16 of an acre. On a lot that size, a downspout that empties at the corner of the house is never far from a neighbor’s wall, your own slab or the walkway. Central Florida gets about 52 inches of rain a year, more than half of it from June through September, so that corner can stay wet for most of the summer.
We tie the downspouts into solid PVC drain pipe and carry the water about five feet out from the foundation, toward the street or the open lawn. We never use black corrugated pipe, which crushes and holds silt. Homes on Newell’s preserve-view and water-view lots get a closer look, since wind across the open side drives rain sideways and carries leaves up onto the roof.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks which roof edges your builder left without gutters, how the existing runs are pitched and hung, and where each downspout can drain on a small Newell lot. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Newell, where frame villas and stucco verandas sit side by side and many were left with partial gutters. A licensed inspector can tell you whether your builder runs are worth tying into or should come down, and he has no reason to sell you footage you do not need.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Plan on it. Newell is in District 14, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. We help you put the application together and start once it is approved.
It is common on new homes. Builders often gutter the entry and garage and leave the rest. Whether you need more depends on where the water lands now. If you see dirt on the siding, splash marks on the slab or washouts in the mulch, the rest of that roof edge needs a gutter. If you see none of that, we will tell you so.
Usually, yes. We check the existing runs for pitch, hanger spacing and seams before we tie in. If they are solid, we extend from them in a matching color and profile. If they are hung loose or pitched the wrong way, we will show you why matching them would only copy the problem onto the rest of the house.
The gutter goes on the fascia the same way, but vinyl walls show splashback faster than stucco, and wind-driven water can work in behind the panels at the seams. On Newell’s frame cottage and patio villas we pay extra attention to inside corners, the bottom edge of the wall and any spot where a roof valley dumps a heavy stream.
Not always. Lots that face the preserve or water catch more blown leaves and debris than an interior lot, and those are where a 316L stainless micro-mesh guard pays off first. On an interior lot with little debris, we may tell you to start with gutters and drainage and add guards later if you find you need them.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Sawgrass Grove. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Newell home actually needs. If that is nothing right now, we will say so.
