Turn off Buena Vista Boulevard at the roundabout onto St. Charles Place and St. James is the first village you reach. It went up in 2011 and 2012, with Sterling Heights Recreation as its village center, the St. James adult pool, and the Southern Star executive course, where two of the first three tee shots carry water.
Most of the homes that come up for sale here are villas: Anaheim villas in Fairwinds Villas, Grantham courtyard villas, Durham bungalows and Bonifay cabanas, with single-family homes mixed in. They are block and stucco, and many share a wall and a roofline with the unit next door. That changes how a gutter system should be laid out. Rain coming off a shared roof does not stop at the property line, and the side yards between buildings are narrow.
When the gutter on one unit clogs, or a downspout points the wrong way, the overflow lands in that tight strip between buildings, against your neighbor’s wall or in a shared courtyard. So we start with the whole building, not just your unit. Each downspout gets placed to drain toward the street or open lawn. Where there is no room at the surface, we take the water underground in solid PVC and let it out about five feet from either foundation. The goal is simple: your fix should never become your neighbor’s problem.

What it means for your gutters: shared rooflines, tight side yards and gutters now about 14 years old. St. James villas do best with downspouts planned for the whole building and fasteners caught before they start to fail.

St. James is in District 8, and the current District 8 Architectural Review manual (August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for St. James villas and homes.

St. James is the youngest standard village in this part of District 8, and its gutters are about 14 years old. That is right when the first fasteners start working loose. A hidden hanger here and there backs out of the fascia, a corner starts to weep, and an end cap leaves a drip line on the stucco.
Caught now, that is a small job: new hangers every two feet, fresh sealant at the miters and end caps, and a check that the pitch still carries water to the outlets. Left another five or six years, those problems tend to spread down the run, and stained stucco, soft fascia and washed out beds join the list. On attached villas it pays to coordinate with your neighbor, so the whole roofline gets the same care at the same time.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff walks the entire villa building, not just your unit, checks the first hangers and seams that start to loosen at this age, and looks at where each downspout empties in the narrow side yards. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in St. James, where most homes are attached villas and a fix on one unit can send water straight to the next. Jeff inspects buildings for a living, so he will tell you if the problem actually starts on your neighbor’s side and how to fix yours without moving it there.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Yes. We still look at the whole roofline first, because water does not respect the property line. If the trouble starts on your neighbor’s side, we will tell you, and we make sure the work on your unit does not push overflow onto their wall or into a shared courtyard.
Away from both buildings. A downspout that empties into a three or four foot strip between villas puts water right at two foundations. Where we can, we move the outlet so it drains toward the street or open lawn. Where we cannot, we run it into solid PVC underground and let it out about five feet away.
Because this is when the first fasteners and seals start to go, and it is the cheapest point to catch them. A few new hangers and fresh sealant now is a small job. Waiting until the stucco is stained and the fascia is soft turns it into a bigger one.
Often, yes. The small roof sections over porches and entries tend to drain right onto the walk or the front step. A short gutter with a downspout into a drain line keeps the entry dry and stops the splash marks on the stucco. If a small roof truly drains clear of everything, we will leave it alone.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
