Buttonwood is built around golf. Bonita Pass, opened in 2009, and Tarpon Boil, opened in 2010, both sit inside the village, and Fish Hawk Recreation and the Buttonwood adult pool are on the same main loop, Buttonwood Run. Most homes went up in 2010 and 2011, so they are about 15 years old now, sitting midway between Lake Sumter Landing and Brownwood Paddock Square.
What sets Buttonwood apart from the villages around it is that two kinds of construction share the same streets. Many homes are block-and-stucco designer models, such as the Orchid and the Gardenia. Others are wood frame with vinyl siding. Both have shingle roofs and both need gutters, but they do not fail the same way, and the right repair is not always the same either.
So we do not treat every house on the loop alike. On frame homes we check the trim wrap and the wood fascia behind it for soft spots before we hang anything, because a hanger is only as good as the board it screws into. Every hanger goes into solid wood, two feet apart. On a frame home, overflow that runs down the wall is also running toward wood framing, so it gets fixed sooner. On block homes, the stucco and the beds against the wall show us where the water has been going, and we trace it back to the gutter or downspout that sent it there. Either way, you hear what is wrong with your house, not a generic pitch.

What it means for your gutters: 15-year-old gutters on two different kinds of walls. Buttonwood homes need hangers set into solid wood, sealed corners and downspouts that keep water off siding and stucco alike.

Buttonwood is in District 8, and the current District 8 Architectural Review manual (August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Buttonwood homes, stucco and frame alike.

Most original gutters in Buttonwood hang on hidden hangers screwed through the fascia. After about 15 summers of heat, storms and the weight of a full gutter, some of those screws back out and the corner joints start to weep. You notice it as a drip from a corner in a light rain, or a gap opening between the back of the gutter and the fascia board.
Not every 15-year-old gutter needs replacing. If the aluminum is sound, re-hanging it on new hangers every two feet and resealing the miters can give it many more years. If the seams have failed in several places, or ladders have bent the front edge over the years, a new run of .032 seamless aluminum rolled on site in your driveway is the better spend. Jeff will show you which one you have before you decide anything.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks whether your home is block and stucco or vinyl-sided frame, probes the fascia behind the gutter for soft wood, and tests the hangers and corner seams on the original 2010-era system. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Buttonwood, where block homes and frame homes sit side by side and the same overflow does different damage to each. An inspector knows what to look for behind vinyl and on stucco, so the repair fits the house you actually own.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Buttonwood is in District 8, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
The gutter is the same, but the prep is not. On a frame home the fascia is often wrapped in trim metal, and the hangers have to bite into solid wood behind it. We check that board first. If it is soft, it needs repair before anything gets hung on it, and we will tell you so rather than screw into rot.
Sometimes it is not, and we will say so. An open gutter on a clear lot still collects windblown leaves, roof grit and the odd frond, but some Buttonwood homes need cleaning so rarely that a guard is hard to justify. We look at what is actually in your gutters and give you an honest call.
Not automatically. At about 15 years the usual failures are hangers backing out and corner seals drying up, and both can be fixed. If the runs are straight and the aluminum is sound, a re-hang and reseal is the smart move. If seams have split in several spots, replacement costs less over time than patching.
Look for a gap between the back of the gutter and the fascia, water dripping from the corners in a light rain, or a gutter that holds standing water after a storm. Any of those means the hangers or the pitch need attention. We check every hanger on the run, not just the obvious one.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
