Pennecamp’s homes went up in 2009 and 2010, off St. Charles Place along the Cane Garden Country Club fairways. Many lots back onto the Jacaranda and Hibiscus nines, and the course plays around a 140-acre eagle preserve with bald eagle and burrowing owl nests. The homes are block and stucco: designer and premier models like the Premier Chatham, Gardenia and Begonia, plus courtyard villas in the Jacaranda Villas section.
Here is the pattern we see. At about 16 years old, a good number of Pennecamp roofs have already been replaced, several in just the last few years. The gutters under those new shingles are usually the originals. During a re-roof the gutters often come off, or get pried forward to slip new drip edge in, and they do not always go back the way they came. Screws go back into stripped holes, the pitch gets lost, and the new drip edge sometimes ends up behind the gutter instead of lapping into it.
That last one matters most. When the drip edge does not reach into the gutter, roof water runs down behind it and soaks the fascia, and nobody notices until the wood goes soft. If your roof is new and your gutters are not, it is worth having someone look. Most of the time the fix is a proper re-hang on new hangers every two feet, with resealed miters, not a whole new system.

What it means for your gutters: plenty of new roofs sitting over 16-year-old gutters, plus enclosed courtyards and open fairway lots. Pennecamp homes need gutters re-hung correctly after a re-roof and downspouts that have somewhere to go.

Pennecamp is in District 8, and the current District 8 Architectural Review manual (August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Pennecamp homes and courtyard villas.

The Jacaranda Villas courtyard villas wrap a private courtyard with walls and roof on most sides. Every downspout around that space has to empty somewhere, and a closed courtyard has no lawn to spread the water out. In a hard summer storm it pools against the slab, splashes the walls and can reach the door threshold.
The answer is usually underground. We run each courtyard downspout into solid PVC pipe that passes under the walk or wall and lets the water out about five feet away, or farther, at a spot where the ground falls off. On the homes that back onto the Cane Garden fairways we handle the rear the same way. Those lots are open to wind-driven rain, so the back roof sends a lot of water at the lanai, and it belongs in the lawn, not against the slab edge.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks whether the gutters went back on correctly after a re-roof, looks for drip edge behind the gutter and soft fascia, and follows each courtyard and lanai downspout to where the water ends up. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Pennecamp, where so many roofs are newer than the gutters under them and a sloppy reinstall can hide behind fresh shingles. A licensed home and building inspector knows how drip edge, fascia and gutter are supposed to fit together, and he will show you if yours do not.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Pennecamp is in District 8, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
Because the roofers had to work around them. Gutters often get pulled or pried forward during a re-roof, then reattached into the old screw holes. The pitch can change and the fasteners may not hold. The new drip edge also has to lap into the gutter, and sometimes it ends up behind it. A quick check after a re-roof catches all three.
From the ground, look for dark streaks or peeling paint on the fascia directly below the roof edge, or water dripping between the gutter and the house in a rain. Up close, the metal flange at the roof edge should drop down inside the gutter. If it stops at the back of the gutter, water is getting behind it.
Usually, yes. In a courtyard villa the downspouts often empty right onto the pavers with nowhere to go. We tie them into solid PVC pipe that runs under the walk or wall and releases the water about five feet out where the ground can take it. That keeps the courtyard dry and the water off the slab.
An open fairway behind the house means storms hit the rear roof with little to slow them. Rear gutters work harder and the lanai takes the splash. We check that the back gutters are sized and pitched for that load and that each downspout carries water away from the lanai and slab edge, not onto them.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Lake Sumter Landing. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Pennecamp home actually needs. If that is nothing right now, we will say so.
