The Oldest Gutters in This Corner of District 8

St. Charles is where this part of District 8 got its start. The first homes closed around 2008 along Bailey Trail and St. Charles Place, and building ran through about 2011. The Yankee Clipper executive course opened here in 2009, its signature first hole looking out over water and a bulkhead, and the St. Charles adult pool sits on Bailey Trail.

That head start means the gutters here are the oldest in the neighborhood, roughly 15 to 18 years on most homes. At that age we see the same three things again and again. Hanger screws have backed out of the fascia, so the gutter rides low and holds water instead of draining it. The sealant in the corner miters has dried, cracked and let go, so the corners drip. And end caps that were sealed once, back when the house was new, have not been touched since.

None of that means you automatically need new gutters. Aluminum does not rust, and a sound run can usually be re-hung on new hangers every two feet and resealed at the corners for a lot less than a replacement. Where seams have failed in several places, or ladders have crushed the front edge over the years, a new run of .032 seamless aluminum rolled on site is the better choice. We show you which is which before you spend a thing.

The Village of St. Charles at a Glance

  • Where: along Bailey Trail and St. Charles Place, west of Buena Vista Blvd, between CR 466 and CR 466A.
  • District: Village Community Development District 8.
  • Homes: designer homes (Begonia, Bougainvillea), Savannah courtyard villas in Hydrangea Villas and Colony patio villas in Hallandale Villas.

  • Recreation: St. Charles adult pool on Bailey Trail, Sterling Heights next door and SeaBreeze Regional.

What it means for your gutters: the oldest gutters in the area, now 15 to 18 years in, plus villa roofs that can lean too hard on one downspout. St. Charles homes usually need hangers and seals renewed and villa outlets sized for real storms.

Do You Need ARC Approval for Gutters in St. Charles?

St. Charles is in District 8, and the current District 8 Architectural Review manual (August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in St. Charles

Here is what we do for St. Charles homes and villas.

In a heavy storm, a small villa downspout cannot keep up and the gutter spills over beside it, St. Charles
Before: in a heavy storm, a small villa downspout cannot keep up and the gutter spills over beside it.
A larger downspout drains into solid PVC pipe that releases the water out in the lawn, St. Charles
After: a larger downspout drains into solid PVC pipe that releases the water out in the lawn.

On the Villas, the Downspout Is Usually the Weak Link

St. Charles has a wide spread of homes: designer models like the Begonia and Bougainvillea, Savannah courtyard villas in Hydrangea Villas, and Colony patio villas in Hallandale Villas. On the villas, gutter runs are short, but the downspouts can be small, and one outlet may be carrying a big share of the roof. In a heavy summer storm that outlet is where the water backs up and spills over.

We often fix villa overflow without replacing the gutter at all. Upsizing the outlet and downspout, or adding a second one, lets the gutter empty as fast as the roof fills it. Then we pipe the downspout into solid PVC underground so the water lands about five feet from the foundation instead of in a narrow side yard against the wall.

How a St. Charles Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff tests the original hangers, end caps and corner seams on the oldest gutters in this part of District 8, and on villas he checks whether each downspout is big enough for the roof area feeding it. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in St. Charles, where the gutters are the oldest around and the easy answer would be to sell everyone a new system. A licensed home and building inspector would rather show you which runs can be re-hung and resealed and which ones are truly done.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

St. Charles Gutter Questions

St. Charles is in District 8, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Probably not. Aluminum does not rust, so age alone is not the issue. What fails are the screws, hangers and sealant. If the run is straight and the seams are mostly sound, new hangers every two feet and fresh sealant will put it back in service. We replace only the sections that are actually done.

The sealant in the corner miter has aged out. After 15 years or more of Florida sun it dries, shrinks and pulls away from the metal, and water finds the gap. We clean the joint down to bare aluminum and reseal it properly. If the corner itself has split, we replace that piece.

Usually that one outlet is draining more roof than it can handle. When a storm drops a lot of rain at once, a small downspout becomes a bottleneck and the gutter spills right beside it. A larger outlet, or a second downspout on the same run, fixes it without new gutters.

Only after the gutter itself is sound. A guard on a gutter with loose hangers or leaking corners just hides the problem. We re-hang and reseal first, then talk about guards if there is enough debris to justify them. If there is not, we will tell you to skip them.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
