Tamarind Grove sits directly between Lake Sumter Landing and Brownwood Paddock Square, with its own adult pool, bocce and shuffleboard on Tamarind Grove Run. Homes went up from about 2010 to 2012: courtyard villas in Southwood Villas, plus designer and other models such as the Ivy, Sun Kissed, Iris and Jasmine. The listings we checked here are not block and stucco. They are wood frame with vinyl siding over it and shingle roofs on top.
That changes the job a gutter does. On a block house, water that spills over the gutter mostly lands on masonry and the bed below. On a frame house, the wall behind the siding is wood sheathing. Vinyl siding is a rain screen, not a waterproof skin, and its laps are made to let small amounts of water drain back out. A steady sheet of overflow off the eave is far more than that, and it can work behind the siding onto the sheathing and down to where the wall meets the slab.
So on Tamarind Grove homes, a gutter that overflows at a corner is more than a mess in the mulch. Before we quote anything, we look at the trim and fascia for soft spots, check the siding under every place the gutter has been spilling, and follow each downspout to where it lets out. The goal is to keep water off the wall itself, not just out of the flower bed.

What it means for your gutters: vinyl siding over wood framing means overflow is a wall problem, not just a landscaping one. Tamarind Grove homes need hangers set into sound wood and downspouts that carry water well off the slab edge.

Tamarind Grove is in District 8, and the current District 8 Architectural Review manual (August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Tamarind Grove homes and Southwood villas.

On a stucco house, a leaking seam paints a dark streak down the wall, so you know where to look. Vinyl does not hold a stain the same way. Water runs off its face or slips behind the laps, and the outside can look clean while the sheathing behind it stays damp. The first signs many owners notice are mildew along the bottom course of siding, a soft spot in the fascia, or a gutter starting to pull away at a corner.
Fastening matters more on these homes too. Every hanger has to bite into solid wood behind the fascia wrap, so we probe the board before we hang anything. The hangers go every two feet, and the downspouts drop into solid PVC that carries the water about five feet out, so nothing soaks in along the slab where the siding ends.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff probes the fascia behind the gutter for soft wood, checks the lower siding and slab edge for signs of water getting behind the vinyl, and traces where every downspout lets out. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Tamarind Grove, where the homes are wood frame under vinyl and the damage from a bad gutter can hide behind clean-looking siding. A licensed home and building inspector knows where to look for it, and he will tell you plainly whether you have a problem or not.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Look low. Green or black mildew along the bottom course of siding, wet soil against the slab edge, or soft spots in the fascia above a corner are all clues. Look at the corners in a heavy rain too. If water is sheeting over the gutter there, some of it is finding its way behind the vinyl.
Not on soft wood. A hanger is only as strong as the board behind it, and screwing into rot just moves the failure a few months down the road. We will show you exactly where the fascia has gone soft so it can be repaired first. Then the new gutter goes on into solid wood.
Out of the courtyard and away from the walls. Courtyard downspouts often empty right onto the pavers, and on a frame villa that water sits against the bottom of the siding. We run them into solid PVC under the walk and let the water out about five feet away, where the ground can take it.
Usually not. A splash block puts the water a foot or so from the wall, which is still right at the slab edge where the siding ends. On a vinyl-sided frame home we would rather carry it underground in solid PVC, never black corrugated pipe, and release it about five feet from the foundation.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
