Every home in Bridgeport at Lake Sumter is a premier model. Listings show the Natchez, the James and expanded Williamsburgs over 3,000 square feet, block and stucco under shingle roofs, on lots that run up to about half an acre. These are the biggest houses in this corner of District 6, and the size changes the gutter math.
Gutter capacity is about roof area. A large hip roof gathers rain from a lot of surface and funnels it into a handful of valleys and corners. In a hard Florida summer storm, a standard gutter with too few downspouts simply cannot empty fast enough. Water piles up at the inside corners, jumps the front lip and pours down the stucco. You see it as a sheet of water off one spot of the roof while the rest of the gutter looks fine.
The fix is not a fancier gutter. It is enough gutter and enough outlets for the roof you actually have. On homes this size we measure the roof sections that feed each run, add downspouts where one long run is doing the work of two, and use larger downspouts at the corners that take valley water. Seamless .032 aluminum rolled on site and hung every two feet keeps the whole run rigid under that load, so it does not twist off the fascia the first time it fills up.

What it means for your gutters: big roofs that dump a lot of water in a short storm, and lakefront lots where that water runs toward the shore. Size the gutters and downspouts for the roof, then decide where the water lands.

Bridgeport at Lake Sumter is in District 6, and the current District 6 Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for the premier homes of Bridgeport at Lake Sumter.

Some Bridgeport at Lake Sumter homes sit right on the water. One listing describes a home at the tip of a peninsula with panoramic Lake Sumter views and Palmer Legends holes 6 and 7 across the way. Open water gives the wind a long run at the house, so rain arrives sideways on the lake side and the rear gutters and pool cage take the worst of it.
On a lakefront lot, whatever the downspouts release heads for the lake, often across the pool deck first. We route lake-side downspouts into buried solid PVC drain that carries the water about five feet clear of the foundation and past the deck, then lets it out on lawn where it can spread and soak in before it reaches the bank. No black corrugated pipe, which crushes and holds silt.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff measures the roof sections that feed each gutter run, checks how many downspouts the house really needs, and walks the lake side to see where the water goes after it leaves the roof. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Bridgeport at Lake Sumter, where premier homes carry some of the largest roofs in the district and lakefront lots send runoff toward the water. A licensed inspector sizes the system to the house, not to a standard package.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Usually the corner is fed by a valley that sends more water there than the gutter and its downspout can drain. On a premier roof the answer is often a larger downspout at that corner, or a second one nearby, not a whole new system. We measure before we recommend anything.
Away from the foundation and the pool deck first. On the lake side we pipe downspouts underground in solid PVC and let the water out on lawn well short of the shore, so it spreads and soaks in instead of cutting a channel toward the water. Solid pipe matters here, because black corrugated pipe crushes under a mower and fills with silt.
Not necessarily, but they are due for a close look. At about 20 years the common failures are fasteners backing out, leaking seams and long runs losing their pitch. If the metal is still sound, a re-hang every two feet may be all it needs. If not, Jeff will tell you plainly.
Not always. If little hangs over your roof, guards may not pay for themselves, and we will tell you that. Where they earn their keep is on long, hard-to-reach runs over a pool cage, where cleaning by ladder is a real chore and a clog means overflow onto the screen.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
