The Villages / Lake Sumter Landing / Bridgeport at Miona Shores
Bridgeport at Miona Shores is the all-premier village on the north shore of Lake Miona, west of Lake Sumter Landing, where many homes look out over the lake from screened pool cages. We install and repair gutters, guards and drainage here, with a state-licensed home and building inspector on every job. Call or text (352) 440-3310.

Bridgeport at Miona Shores is all premier homes: St. Charles, Augustine models over 4,200 square feet and the Grandview, the largest model at about 4,300. Most went up in 2008 and 2009 on lots of roughly a third of an acre, and a lot of them have a screened pool cage looking across Lake Miona. That cage is usually where a gutter problem shows up first.
A pool cage sits right under the rear eave. When the gutter above it overflows, the water does not fall on grass. It hits the screen roof, runs along the aluminum frame and drops onto the deck and into the pool, carrying whatever was in the gutter with it. Leaves and roof grit end up in the skimmer, and a constant drip line stains the deck along the edge of the house. On a big premier roof, the rear runs are long and collect water from a lot of surface, so they fill fast in a summer downpour.
We look at the cage side of the house first. That means checking that the rear gutter has enough capacity and enough downspouts for the roof behind it, that it is hung every two feet so it holds its pitch over a long span, and that every downspout coming down inside or beside the cage is piped out through solid PVC instead of dumping onto the deck. Where the rear gutter is hard to reach over the screen, a stainless micro-mesh guard keeps it flowing without anyone climbing onto the cage.

What it means for your gutters: long rear gutter runs over screened pool cages, and lake wind that drives rain into the back of the house. Capacity, downspouts piped clear of the deck, and guards where the gutter is hard to reach.

Bridgeport at Miona Shores is in District 6, and the current District 6 Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for the premier homes of Bridgeport at Miona Shores.

On waterfront lots in Miona Shores, there is nothing between the house and Lake Miona but the lawn. Storm wind has a long run across open water, and when it reaches the shore the rain comes in nearly sideways against the rear roof and the cage. Gutters on that side take more load and more twisting than the ones facing the street.
That is where hanger spacing earns its keep. Code allows hangers about every three feet. We hang ours every two feet in seamless .032 aluminum, which keeps a long rear run stiff when it is full and the wind is pushing on it. Some lots here also have mature tropical foliage planted close to the house, so we check that downspout outlets are not buried in a bed where the water soaks in against the slab.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff starts at the lake side, checks the capacity and pitch of the long rear runs over the pool cage, and follows every downspout to see where it empties. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Bridgeport at Miona Shores, where big premier roofs sit over screened pool cages facing open lake wind. A licensed inspector checks the whole rear elevation, gutter, cage and deck, before telling you what it needs.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Yes. When the rear gutter over a pool cage overflows, it washes whatever is in it onto the screen roof and down into the pool. A clean, properly sized gutter with a stainless micro-mesh guard keeps the debris on top of the guard and the water in the gutter.
No. Bridgeport at Miona Shores is in District 6 on the north shore of Lake Miona. Bridgeport at Lake Miona is a separate village in District 5. The names trip up a lot of people, including some listings, so check which one is on your paperwork before you file anything with the district.
We connect them to solid PVC pipe that runs under the deck edge or along the slab and lets the water out on open lawn about five feet or more from the foundation. No black corrugated pipe, which crushes and clogs. The deck stays dry and the water goes where it can soak in.
They may be, but at about 18 years it is worth a close look, especially on the long rear runs. The usual issues are fasteners backing out, seams starting to drip and pitch drifting so water sits in the middle. We will tell you whether a re-hang handles it or whether it is time for new gutters.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
