Most of what we see in Bridgeport at Creekside Landing is The Cabanas at Creekside Landing: courtyard villas like the Cumberland Cabana, three bedrooms, two baths and a garage and a half, on Southern Sun Drive and the streets around Creekside Landing Recreation. They are a short golf cart ride from the square, and that location is why people choose them.
The tradeoff is space. A courtyard villa wraps around a small private patio, and the side yards between buildings are narrow. Every gallon that comes off the roof has to land somewhere, and on these lots the somewhere is usually your courtyard, a shared walkway or the wall of the villa next door. A downspout that empties into a tight courtyard turns it into a puddle after an afternoon storm, and a gutter that overflows at the corner sheets water down the wall your neighbor shares with you.
So on Creekside villas we start with where the water goes, then worry about the gutter. We look at the roof sections that drain into the courtyard, check whether the downspouts point at a neighbor, and plan each outlet so it reaches the street side or open lawn. When there is no room above ground, a solid PVC drain under the walk carries the water about five feet clear of the foundation and lets it out where it can soak in. Nobody’s courtyard becomes the drain field.

What it means for your gutters: attached courtyard villas with tight side yards and gutters that are now about 18 years old. Every downspout here needs a planned place to go that is not a neighbor’s courtyard.

Bridgeport at Creekside Landing spans Districts 6 and 8. The current manuals for both say ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for the courtyard villas of Bridgeport at Creekside Landing.

The villas we found here were built around 2008, so a lot of Creekside gutters are the originals, roughly 18 years into Central Florida weather. About 52 inches of rain falls here in a typical year, more than half of it June through September. That is a lot of loading and unloading on the same screws.
What we usually find at this age is predictable. Fasteners back out of the fascia a little at a time, end caps and corner seams start to drip, and short runs lose their pitch so water sits instead of moving to the outlet. On a villa, a drip at the corner lands right on the courtyard pavers or the entry walk, so you notice it fast. Often the metal is still sound and a proper re-hang with hangers every two feet is all it needs. When it is not, we roll new seamless .032 aluminum on site and tell you why.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff walks the whole villa building, checks which roof sections drain into the courtyard, and looks at every fastener and corner seam on the original gutters. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Bridgeport at Creekside Landing, where courtyard villas share walls and the water from one roof can end up at the next door. A licensed inspector looks at the whole building before recommending a fix for your unit.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”
Jeff Ours, owner
Bridgeport at Creekside Landing is in Districts 6 and 8, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
Often it is. On a courtyard villa, part of the roof drains straight into that patio, and if the downspout empties there the water has nowhere to go. We reroute it to the street side or into a buried solid PVC drain that lets it out on open lawn, so the courtyard dries out instead of filling up.
We can look at the whole run and show you exactly where the overflow starts. If it is on the neighbor’s side, we will say so plainly and you can decide together how to handle it. Fixing only one half of a shared roof line rarely ends the problem.
District Government lists Bridgeport at Creekside Landing under both District 6 and District 8, so it depends on your street. Check your district before any exterior change, because that is the board that reviews it. We help with the paperwork either way.
Not automatically. At this age the usual failures are loose fasteners, leaking corners and lost pitch, and a re-hang fixes a lot of that. If the metal is thin or the seams keep failing, replacement is the honest answer. Jeff will show you which one your villa needs before you spend anything.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
