The cottages on Cottage Drive went up in 2004, the same era Lake Sumter Landing opened next door. That makes Bridgeport at Lakeshore Cottages the oldest housing we found in District 6, and it means any original gutters here have been through about 22 Florida summers. At roughly 52 inches of rain a year, that is more than a thousand inches of water through the same metal and the same screws.
Gutters this old fail in a familiar order. First the fasteners loosen as the fascia swells and dries season after season, and the gutter pulls away a little at each hanger. Then the corner seams and end caps start to drip. Then the run loses its pitch and water sits in the middle, which is where the metal starts to pit. Many owners have also remodeled or expanded these cottages, and an addition often means a gutter spliced onto an old one, with a joint that leaks from day one.
The good news is that a 22-year-old gutter is not automatically a lost cause. If the aluminum is still sound, we re-hang it on hangers every two feet into solid wood and reseal the corners. If it is pitted, patched or spliced in three places, we roll new seamless .032 aluminum on site in one piece per run. Jeff will tell you which one your cottage is before you spend a dollar.

What it means for your gutters: 22-year-old gutters, fiber cement siding that should stay dry, and metal roofs that throw water hard. Cottages here need a straight answer on re-hang versus replace, and gutters set for the roof they actually have.

Bridgeport at Lakeshore Cottages is in District 6, and the current District 6 Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for the cottage homes of Bridgeport at Lakeshore Cottages.

Lakeshore Cottages do not look like the stucco ranch homes around them. Some have Hardie-plank fiber cement siding, and some have metal roofs. Both matter for gutters. Water sheets off a metal roof fast, with no shingle texture to slow it, and in a hard rain it can shoot right over a standard gutter set too low on the fascia. That water lands on the siding and the bed below.
Fiber cement is durable, but its painted bottom edges and the trim around it do not like staying wet. Overflow and splashback leave dirt lines and peel paint along the lower courses. We set the gutter so the roof edge actually discharges into it, add downspouts so a short cottage run never backs up, and carry the water away from the siding instead of letting it splash back.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks every hanger and corner on the original 2004 gutters, looks at how the roof edge lines up with the gutter, and checks the bottom of the siding for water marks. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Bridgeport at Lakeshore Cottages, where the homes are the oldest in the district and many have been remodeled, re-roofed or expanded. A licensed inspector can tell a gutter worth re-hanging from one that needs to go, and he will say which.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Bridgeport at Lakeshore Cottages is in District 6, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
Metal sheds water faster than shingles, so in a heavy rain it can clear the front of a gutter set too low. We adjust the gutter height and position so the roof edge discharges into it, and add a downspout where a short run fills too fast.
Very often. Overflow and splashback keep the lower courses of fiber cement siding wet and throw soil onto them. Fixing the gutter and moving the downspout outlet away from the wall usually stops it. The paint then holds up much longer, and the trim boards at the base of the wall stop soaking up water every afternoon in the rainy season.
Not always, but check them. Gutters are often pulled for a re-roof and put back with the old screw holes, a little out of pitch, or with the drip edge behind the gutter instead of in it. We look at how they went back on and fix what the roofer left. One cottage we found listed a 2024 roof, so this is a live question on Cottage Drive.
Sometimes. If the aluminum is still sound, a re-hang on hangers every two feet with resealed corners can give it many more years. If it is pitted, patched or spliced from an addition, new seamless gutter is the better spend. We show you what we see either way.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
