Mallory Square was built around Mallory Hill Country Club, with its Amelia, Caroline and Virginia nines, and the clubhouse looks out over the course from one of the highest points in Sumter County. Higher, open ground is great for the view. It also means homes here take the full force of summer storms, with wind pushing rain across the roof instead of letting it fall straight down.
Wind-driven rain is hard on gutters in two ways. It sends more water to one side of the roof than the other, so that side’s gutter has to carry a bigger load. And it pushes water back up under the drip edge if the gutter is not tight to the fascia. Most homes here were built from 2005 to 2007, so the original gutters are coming up on 20 years. By now many of the hidden hangers have loosened, and a gutter that has pulled even slightly away from the fascia lets water run down behind it, onto the fascia board and the wall.
When we rebuild a gutter line in Mallory Square, we hang seamless .032 aluminum every two feet, about a third tighter than code asks for. That keeps the back of the gutter snug against the fascia, so wind-driven water lands in the gutter instead of behind it. We also check downspout size and count on the windward side, because that is the run that overflows first.

What it means for your gutters: high, open ground that takes wind-driven rain head on, original gutters close to 20 years old, and roofs that have already been replaced on some homes. Tight hangers and a careful reinstall matter here.

Mallory Square is in District 6, and the current District 6 Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Mallory Square homes and villas around the country club.

Some Mallory Square homes have already had their original roof replaced, and more will as the 2005 to 2007 roofs age out. That is good news for the house, but it is also where gutters get hurt. To replace the drip edge, the gutters often come down and go back up in a hurry, sometimes on the old hangers, sometimes with the pitch lost, sometimes with the new drip edge sitting behind the gutter instead of over it.
The result is a roof that looks brand new and a gutter that leaks or overflows. If you have had a roof replaced and now see water running down behind the gutter, staining the fascia, or spilling at one corner, the reinstall is the first thing we check. Often the aluminum is fine and the fix is new hangers every two feet, a reset pitch and resealed corners. If the gutter was bent coming off, we replace it with a new seamless run.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks which side of the house takes the wind, how tight each gutter sits against the fascia, and, if the roof has been replaced, whether the gutters went back up correctly. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Mallory Square, where newer roofs often sit over gutters that were put back in a hurry. An inspector can tell a roofing problem from a gutter problem, so you fix the right thing the first time.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Sometimes both. When the gutters come down for a roof job, they can go back up on old hangers, lose their pitch, or end up with the new drip edge behind the gutter instead of lapped over it. Jeff is a licensed home and building inspector, so he can tell you exactly where the water is getting in and what it will take to fix it.
On open, higher ground, wind pushes storm rain toward one side of the roof, so that side’s gutter carries more water than the rest. If it also has lost pitch or too few downspouts, it overflows first. We check the windward runs closely and add or enlarge downspouts where the load calls for it.
Usually the fasteners. The original hidden hangers loosen over time, the gutter pulls away from the fascia, and the pitch drifts so water sits in low spots. Corner seams are next. If the aluminum is still sound, re-hanging it with hangers every two feet can work. If it is not, a new seamless .032 aluminum run is the better buy.
Yes. Cumberland and Woodlawn courtyard villas have shorter runs and smaller spaces, so where each downspout lets out matters a lot. We plan it so the water leaves the courtyard and drains away from the walls, using solid PVC drain pipe underground where there is not enough room on the surface.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Lake Sumter Landing. If you are visiting friends in a neighboring village, these pages are written for their homes:
