The first Cason Hammock homes went up around 2021, in three lines: designer homes, Cason Bungalow Villas and Cason Hammock Verandas. That puts the oldest gutters here at about five years. They aren’t worn out. But five Florida summers is long enough to show you how well they were put up in the first place. Small installation shortcuts that didn’t matter the first year start to show up as drips, puddles and stained walkways by year five.
What we look for is simple. Does the gutter still hold its pitch toward the downspout, or does water sit in the middle after a rain? How far apart are the hangers? We hang ours every two feet, where code allows about three, because a gutter full of summer rain is heavy and the extra hangers keep it from pulling loose at the fascia. Are the corners and end caps still sealed, or are they dripping onto the walkway?
A lot of what we find on homes this age is fixable without replacing anything. Re-pitching a run, adding hangers or resealing a corner is a much smaller job than new gutters, and we’ll tell you when that’s all you need. When a run really is undersized or badly placed, we replace it with seamless .032 aluminum rolled on site and cut to fit your house. Either way, you’ll know what’s wrong and why before anyone hangs a new section of gutter.

What it means for your gutters: builder gutters about five years old that are worth a checkup for pitch and hanger spacing, and tighter villa lots where every downspout needs a plan.

Cason Hammock is in District 13, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. That is normal here and it is not a hurdle. We tell you up front, give you the color, profile and downspout layout the application asks for, and schedule the work once it is approved.
Rules get revised, so we check the current manual before we start. The manuals are posted on the District Government Community Standards page.
Here’s what we do for Cason Hammock designer homes, bungalow villas and verandas.

Cason Hammock’s bungalow villas and verandas sit closer together than the designer homes, and that changes the drainage problem. There’s less side yard, less lawn and fewer good places to send a downspout. Point one the wrong way and the water ends up on the walkway, against the slab or in your neighbor’s bed.
On these homes we plan each downspout before we hang anything. Where there’s room, solid PVC pipe runs underground and releases the water about five feet from the foundation. Where there isn’t, we turn the downspout toward the street or the open lawn. We don’t use black corrugated pipe. It crushes, it holds dirt in its ridges, and it clogs where you can’t see it. Solid PVC stays round, flushes clean and keeps carrying water for as long as you own the home.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks the pitch of every run with a level, counts the hangers, looks at each corner and end cap, and sees where each downspout lets out on your lot. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Cason Hammock, where most gutters are still the ones the builder hung and many only need an adjustment, not a replacement. An inspector can tell the difference, and he’ll tell you which one you’ve got.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Plan on it. Cason Hammock is in District 13, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. Maybe not. That’s what the visit is for. We check the pitch, the hanger spacing and the seals at the corners and end caps. If it all holds up, we tell you so and leave. If one run holds water or a corner drips, it’s usually a small repair, not a new system.
Often, yes. Re-pitching a run, adding hangers and resealing corners covers a lot of what goes wrong on newer homes. We replace a run only when it’s too small for the roof above it or was placed where it can’t do its job, and we’ll show you why before we do.
It depends on your side yard. If there’s room, we pipe the water underground in solid PVC and let it out about five feet from the foundation. If there isn’t, we aim it toward the street or the open lawn, never toward the unit next door.
If trees hang over your roof or stand close to it, yes, and sooner is easier than later. A 316L stainless micro-mesh guard fits on top of a sound gutter, keeps leaves and debris out and carries a lifetime no-clog warranty. If your lot is open, we may tell you to skip them.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Sawgrass Grove. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Cason Hammock home actually needs. If that is nothing right now, we will say so.
