The Villages / Sawgrass Grove / Hawkins
Hawkins sits just south of Warm Springs Avenue and is home to Aviary Recreation, themed on the neighboring eagle preserve, with waterfront designer homesites in its western section. We install gutters, guards and drainage for Hawkins homes and villas, with a state-licensed home and building inspector on every job. Call or text (352) 440-3310.

The developer offered a variety of waterfront homesites in Hawkins’ western designer section, and other lots look out on ponds or back onto preserve with no homes in sight. Homes here closed from about 2020 through 2022. They’re a mix of block-and-stucco designer homes and villas plus some frame villas with vinyl siding, all with shingle roofs.
On a waterfront or pond lot, the ground usually falls from the house toward the water. That’s exactly where roof runoff wants to go, and if your downspouts let out at the back corners, every summer storm sends a stream across the lawn and down the bank. Over a few seasons that carries soil, mulch and sod with it, and it can start to eat at the edge. You often don’t notice until the grass line along the water starts to look ragged or a soft spot shows up near the back corner.
We look at a waterfront Hawkins home from the water’s edge back. Gutters catch the roof water, but the real question is where it lands. We pipe downspouts underground in solid PVC, never black corrugated pipe, and let the water out at an emitter about five feet from the foundation where it can soak in. On open lots that take wind-driven rain, we also make sure the back runs are pitched and sized to keep up, so the water goes into the pipe instead of over the front of the gutter.

What it means for your gutters: waterfront and preserve-backed lots where roof runoff heads downhill toward the bank, and builder gutters that may not cover every eave. Hawkins homes need the water caught and carried away, not just collected.

Hawkins is in District 13, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. That is normal here and it is not a hurdle. We tell you up front, give you the color, profile and downspout layout the application asks for, and schedule the work once it is approved.
Rules get revised, so we check the current manual before we start. The manuals are posted on the District Government Community Standards page.
Here’s what we do for Hawkins designer homes and villas.

One Hawkins listing makes a point of saying it has gutters and downspouts surrounding the entire home. That tells you something: plenty of homes don’t. Builders usually gutter the front entry, the garage and the lanai, and leave the rest of the eave to drip. Whether that’s enough depends on your lot.
On a Hawkins Verandas North home, a cottage villa or an Alaura villa, partial gutters may be fine if the open eaves drop onto lawn that drains away. On a waterfront designer home, a back eave with no gutter can be the very source of the washout. We’ll walk the house with you, show you which side is which, and we won’t sell you a full wrap you don’t need. Where we do add gutter, it’s seamless .032 aluminum rolled on site and hung every two feet to match or beat what’s already there.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff walks the lot from the water’s edge back to the house, checks which eaves the builder guttered, and looks for washouts and channels where the downspouts let out. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Hawkins, where waterfront and preserve lots slope toward the water and a downspout in the wrong place can wash the bank out a little more every summer. An inspector reads the lot as well as the roof, and tells you plainly what it needs.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Plan on it. Hawkins is in District 13, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. We help you put the application together and start once it is approved.
Changing where the water comes out. We connect the downspout to solid PVC pipe underground and release the water at an emitter about five feet from the foundation, where it soaks into the lawn instead of running straight down the bank.
Maybe not much. We’d check that each run holds its pitch, that the hangers are holding, and that the downspouts drain somewhere useful. On a home with full coverage, the work is usually about drainage, not more gutter, and sometimes the answer is nothing at all.
Yes. Villas have shorter runs and smaller yards, so there are fewer places to send the water. We plan each downspout to drain toward the street or open lawn and away from your walls, the walkway and the villa next door, whether you’re in Alaura or Hawkins Verandas North. Where there’s room, the water goes underground in solid PVC instead.
On the preserve side, usually yes. Leaves and twigs blow in off the tree line and settle in the back gutter. A 316L stainless micro-mesh guard keeps them out and comes with a lifetime no-clog warranty, so you stop climbing a ladder to check.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Sawgrass Grove. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Hawkins home actually needs. If that is nothing right now, we will say so.
