Ashland is mostly patio villas in Rainey Villas and Clayton Villas, plus Nantucket cottages and a few single-family homes, nearly all built around 2004 on lots of less than a tenth of an acre. It is the easy-care side of District 5, with a pond by Ashland Recreation where neighbors fish and run RC boats, and it is also where roof water has the fewest places to go.
On a big lot, a downspout can dump a few feet from the house and the lawn sorts it out. On a lot this size, a few feet from your wall can be your neighbor’s wall, the shared walkway or the side yard where you keep the air conditioner. Central Florida averages about 52 inches of rain a year, more than half of it June through September, and on a small lot nearly all of the water off your roof lands within a few steps of the house.
The gutters themselves are now about 20 years old. On these homes we commonly find seams that drip at the corners, fasteners that have worked loose and downspouts that were placed for a bare yard in 2004. So we plan the whole roof, not just the gutter: where each downspout lands, which way the ground slopes and whether the water needs to go underground to reach open grass or the street side. Fix that, and the small-lot problems mostly go away.

What it means for your gutters: 20-year-old gutters on small lots and attached villas, where every downspout needs a planned place to drain. Good downspout placement and short underground runs do the most good here.

Ashland is in District 5, and the current District 5 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Ashland villas and cottages.

Rainey and Clayton villas share walls, and a shared wall usually means a shared gutter line. If one unit’s gutter is clogged or has a failed seam, the overflow runs down the shared wall and settles at the foundation on both sides. Owners often call us about a stain or a wet bed that actually starts on the unit next door.
We walk the whole building before we quote, so we can tell you where the water is really coming from. If the fix is on your side, we do it without pushing water onto the neighbor. If it is on theirs, we tell you that too, and we can work with both owners so the run is fixed once.
Shared runs are also a good reason to fix the whole line at the same time. Two owners splitting one visit usually end up with one continuous gutter, one plan for the downspouts and no seam left right at the property line.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff walks the whole villa building, checks every seam and corner on your 20-year-old gutters and looks at exactly where each downspout lands on a small lot. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Ashland, where homes sit close together and a bad downspout or a leaking seam on one villa can become a neighbor’s problem. A licensed inspector looks past your property line to the whole roof, so the fix you pay for actually solves it.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Ashland is in District 5, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
Usually toward the street side or the open strip of lawn, not the side yard between buildings. Where there is no good spot above ground, a short run of solid PVC pipe underground can carry the water to an emitter about five feet from the foundation, out on grass where it can soak in.
It can be either, which is why we look at the whole run. A failed seam or clog a few feet past the property line can still pour down your side. We find the source first and tell you plainly whose side it is on.
Cottages here are frame homes with vinyl siding. When a gutter overflows, the water runs down the siding and can get behind it at the laps and trim. Keeping the gutter flowing and the corners sealed matters more on siding than on stucco.
Often, yes. A small roof still drops leaves and grit into the gutter, and on a shared run one clog affects the whole building. A 316L stainless micro-mesh guard with a lifetime no-clog warranty means nobody has to get on a ladder to keep it clear.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Lake Sumter Landing. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Ashland home actually needs. If that is nothing right now, we will say so.
