The Broyhill Villas declaration of restrictions is dated May 2003, the earliest District 5 villa declaration on record, and the Colony patio villas there were among the first homes in the district. The designer and custom homes around Pimlico followed from 2004 through 2006. If your gutters are original, they have been through more than twenty Central Florida rainy seasons, and at about 52 inches a year, that is a lot of water through one set of corners.
Age shows up in predictable places. Sealant at the miters and end caps dries out, shrinks and lets go, so you get a steady drip at the corner even when the gutter is clear. Older spike fasteners back out of the fascia a little at a time. Downspout joints separate and dump water at the wall instead of carrying it away.
On the Broyhill villas, which are frame with vinyl siding, a gutter leak is easy to miss. Water that gets behind the gutter runs down behind the siding instead of over it, and you may not see a thing until the trim goes soft. That is why we check the fascia behind the gutter, not just the trough itself. If the metal is still sound, a re-hang and reseal is usually enough. If it is not, we replace the run with seamless .032 aluminum rolled on site.

What it means for your gutters: some of the oldest gutters in the district, now past 20 years. Expect dried-out sealant, loose spikes and downspout joints that have pulled apart, and on water-view lots, rain that comes in sideways.

Bonnybrook is in District 5, and the current District 5 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Bonnybrook villas and homes.

Some Bonnybrook lots look out over water, including a large pie-shaped lot one listing describes. Open water means nothing breaks the wind, and summer storms push rain off the pond and across the roof hard enough to shoot it over the front lip of a gutter, especially at inside corners where two roof planes empty into one spot.
Two things help. First, enough downspouts, placed so the gutter empties as fast as the roof fills it. Second, getting that water away from the house: solid PVC underground drainage carries it about five feet from the foundation, so the storm that overloaded the gutter does not also soak the slab and the beds along the back. We use solid PVC, never black corrugated pipe, because it holds its shape and does not trap debris in ridges.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks the sealant at every corner and end cap, the fasteners, and the fascia behind the gutter, which is where 20-year-old gutters on Bonnybrook villas and homes usually give out. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Bonnybrook, where some homes have had the same gutters since 2003 and damage behind an old gutter is easy to miss. As a licensed home and building inspector, Jeff knows where to look for soft fascia and wet trim before a small leak turns into a bigger repair.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

On a gutter this old, it is almost always the sealant at the miter. It dries out, shrinks and pulls away, and water finds the gap every time it rains. If the metal is sound, we clean the joint down to bare aluminum and reseal it. If the corner is corroded or split, we replace that piece.
Yes, and quietly. Water that slips behind a gutter runs down behind the vinyl, soaking the fascia and trim where you can’t see it. Watch for streaks on the soffit, trim that feels soft, or a musty smell in the garage near that wall. We check behind the gutter on every visit for exactly this reason.
Usually not. On older installs, the joints between downspout sections and elbows are held by a couple of rivets or screws, and over the years they separate. We reconnect or replace the pieces, strap the downspout back to the wall, and make sure the water lands somewhere useful instead of right against the foundation.
Not always bigger, but often more outlets. Wind off the water pushes rain sideways and overloads the corners first. We look at where the water spills in a storm, add or move downspouts so the gutter drains fast, then carry the water away with solid PVC underground drainage.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
