The Villages / Eastport / Well Point
Well Point is the northernmost village in the Eastport area, home to St. Tropez Recreation and close to Sawgrass Grove and Southern Oaks. We serve it from our Eastport coverage area, installing gutters, guards and drainage with a state-licensed home and building inspector on every job. Call or text (352) 440-3310.

Well Point has the largest share of cottage homes and patio villas in the Eastport area, from Pebble Beach and Sun Kissed cottages to Kristen, Charity and Sophie’s Point villas. Most of them are frame construction with vinyl siding, and most sit on compact lots, many of them interior sites or backing to a wall.
That combination matters for water. With no gutter, rain sheets off the eave and hits the ground a foot or two from the house, then bounces. On vinyl siding the splash carries sand and mulch up onto the bottom courses and leaves a muddy line. On a tight lot the water has nowhere to spread out, so it runs down the side yard, across the walk and toward the neighbor. Most homes here have an entry gutter at most, which protects the front door and nothing else.
That’s why whole-home gutters are such a common first upgrade in Well Point, and many resales list them as a feature. We start by looking at the side yards, because that’s where space is tightest and where a downspout in the wrong spot causes the most trouble. Every outlet gets a planned path, whether that’s a short run to open lawn or buried pipe toward the street side.

What it means for your gutters: vinyl-sided cottages on tight lots shed rain right onto siding, walks and side yards. Whole-home gutters with a planned exit for every downspout take care of most of it.

Well Point is in District 15, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. That is normal here and it is not a hurdle. We tell you up front, give you the color, profile and downspout layout the application asks for, and schedule the work once it is approved.
Rules get revised, so we check the current manual before we start. The manuals are posted on the District Government Community Standards page.
Here is what we do for Well Point cottages, villas and homes.

Well Point is still growing. Kristen Villas released in September 2026, new Well Point Cottage Homes followed in October, and the West Cottage Homes come fully furnished, so owners can move in and get on with life. Gutters are the thing that gets missed, because the house looks finished on day one.
The best time to add them is early, before you put money into beds, pavers or extra plantings. Once the gutter is up, we know exactly where each downspout lands, and the buried PVC drain line can go in before the landscaping does. Waiting a summer means the first heavy rains have already carved a trench at the drip line and splashed the siding. Central Florida averages about 52 inches of rain a year, more than half of it June through September, so the wet season shows up fast.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff measures the side yards on your Well Point home, checks the vinyl siding for splash staining at the lower courses, and decides where each downspout can drain on a compact lot. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Well Point, where tight lots leave little room for error and a downspout in the wrong place sends water straight to the house next door. Jeff is a state-licensed home and building inspector, so you get a plan built around your lot and your neighbor’s, not a one-size layout.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Yes. Well Point sits up near Sawgrass Grove and Southern Oaks, and we serve it as part of our Eastport coverage area. Free estimates work the same as anywhere else we go, and Jeff is still the one walking your roof line and telling you what he finds.
It benefits more than most. Vinyl is lapped, so water that splashes up from the ground can work in behind the bottom courses. A gutter catches the rain before it ever reaches the wall, which keeps the siding clean and the base of the wall dry through the summer storms.
Walk outside during or right after the next hard rain. Look for a muddy line along the bottom of the siding, a trench forming at the drip line, and water standing on the walk or in the side yard. Those are the signs the roof water needs a gutter and a path away from the house. If you spot any of them, call before you plant, so the drain line can go in first.
You can, and on some homes that is the right call. On a small roof, though, a partial gutter often just moves the problem to the next corner. We will show you where water comes off every side of the house and let you decide how far to go. Many owners start with the side yards and the back, then finish the front later so everything matches.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Eastport. If you are visiting friends in a neighboring village, these pages are written for their homes:
See every village we serve near Eastport, or our gutter services across The Villages.
We will look at your roof line, your gutters and where the water goes, and tell you what your Well Point home actually needs. If that is nothing right now, we will say so.
