In Edenfield, Gutters Are Part of the Look

Edenfield is the most upscale of the Eastport-area villages so far. Most of the homes that have come back on the market are Premier and Designer models with precast concrete walls in a skip-trowel cement finish, and the first original closings along Edenfield Run were in late 2025. Like every new home in The Villages, they were delivered without a full gutter system. Gutters are something the owner adds.

That hands you a choice most homeowners never get: what the gutters look like. Resale listings here call out whole-home black gutters as an upgrade, and on a cement-finish wall with dark trim, a black run reads as part of the architecture instead of an afterthought. White is still the right call on plenty of homes. The point is to choose on purpose, matched to the fascia, the window trim and the garage door, not to whatever happened to be on the truck.

Color is only half of it. We roll .032 aluminum on site into seamless runs cut to the exact length of each wall, and we set hangers every two feet, closer than the roughly three feet code allows. Downspouts go where they tuck against a corner or a column, not across the middle of a front elevation. On a home finished this well, a gutter that looks bolted on is worth getting right the first time.

The Village of Edenfield at a Glance

  • First homes: late 2025, after homesites were released in June 2025; villas and verandas are still releasing in 2026.
  • Where: northeast of Central Lake along the Woodlands Championship East Nine, east of Oak Hollow, in the City of Wildwood, Sumter County.
  • District: Village Community Development District 15.
  • Homes: Premier and Designer homes, Edenfield Cottage Homes, Edenfield Verandas and patio villas.
  • Construction: precast concrete walls with a cement finish on Premier, Designer and veranda homes; frame with vinyl siding on cottages and many villas.
  • Setting: golf-front homesites on the East Nine, with preserve and water views on some lots.
  • Recreation: Edenfield Recreation on McNeill Drive, plus St. Tropez, Ezell and Olympia.

What it means for your gutters: long golf-front rooflines that dump a lot of water at the corners, on homes where owners care how the gutters look. Match the color to your trim and plan the downspouts around the corners.

Do You Need ARC Approval for Gutters in Edenfield?

Edenfield is in District 15, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. That is normal here and it is not a hurdle. We tell you up front, give you the color, profile and downspout layout the application asks for, and schedule the work once it is approved.

Rules get revised, so we check the current manual before we start. The manuals are posted on the District Government Community Standards page.

What We Do in Edenfield

Here is what we install and repair on Edenfield homes, from the Premier models on Edenfield Run to the villas and verandas.

Open Fairway Wind Lands on Your Corners

Golf-front lots on the East Nine have nothing behind the house but open grass. When a summer storm rolls across the course, the rain arrives at an angle, and a long Premier roofline gathers all of it and pushes it toward the corners. That is where an undersized downspout overflows first, and where water lands hardest against the cement-finish wall and the lanai slab.

We plan the corners first. That can mean an extra downspout on a long back run, or a larger outlet where two roof planes meet. From there the water goes into solid PVC underground and comes out about five feet from the foundation, so it does not pool by the lanai or wash out the beds along the back of the house. Central Florida gets about 52 inches of rain a year, more than half of it from June through September, and the course side of the house takes the brunt.

How an Edenfield Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff measures every long run on the golf side, checks where the roof planes dump water at the corners, and matches the gutter color to your fascia and trim. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Jeff Ours, owner of Premium Leaf Guards in Ocala, FL

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Edenfield, where the homes are new, the finishes are high-end and the gutter install is one of the first things anyone changes on the exterior. A licensed inspector quoting the job means fasteners, pitch and downspout placement get checked the way they would on an inspection, not eyeballed.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Edenfield Gutter Questions

Plan on it. Edenfield is in District 15, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. Yes. Edenfield resales advertise whole-home black gutters as an upgrade, and they look sharp against a cement-finish wall with dark trim. We match the gutter color to your fascia and trim so the system reads as part of the house. Bring it up at the estimate and we will walk the elevations with you before anything is ordered.

Yes. New homes in The Villages are not delivered with a full gutter system; at most there is a short run over the front entry. Everything else drains straight off the eaves. Whole-home gutters are an owner upgrade, and on a large golf-front home they protect the walls, the lanai and the landscaping more than anything else you could add.

Not always, and we will tell you so. Many Edenfield lots are open to the course with little overhead. Homes on the preserve-view lots tend to pick up more debris, and guards earn their keep there. If your roof sees very little, open gutters and a yearly look may be all you need.

Toward open lawn, away from the lanai and the neighbor’s side, and tucked against corners so they do not cut across the elevation. On the course side we usually run them into solid PVC underground that releases the water about five feet out, so the turf stays firm and nothing collects by the back slab.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
