Don't Let the Name Fool You: Water Is the Issue Here

With a name like Oak Hollow, you might picture a street full of old shade trees. The homesites here are new, released starting in 2025, and the official descriptions talk about golf and water views, not oak stands. So on most Oak Hollow lots, leaves are not the first problem. Roof water is.

A big share of the homes are Oak Hollow Verandas, along with premier and designer homes, and all of those are built with precast concrete walls and a skip-trowel cement finish. Without gutters, every drop that hits the roof comes off the eave and lands in a line along the base of that wall. It digs a shallow trench, throws dirt and mulch back onto the finish and, on the patio side, leaves water standing on the slab.

Concrete walls are tough, but the finish shows everything, and the soil at the foundation takes the beating. A gutter stops the drip line from forming in the first place. The downspouts then feed buried solid PVC that releases water about five feet out, so the slab edge stays dry and the young landscaping stays put. Many resales here list whole-home gutters as a feature, while plenty of veranda homes still drain straight off the eaves.

Do You Need ARC Approval for Gutters in Oak Hollow?

Oak Hollow is in District 15, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. That is normal here and it is not a hurdle. We tell you up front, give you the color, profile and downspout layout the application asks for, and schedule the work once it is approved.

Rules get revised, so we check the current manual before we start. The manuals are posted on the District Government Community Standards page.

Golf-Front and Preserve-Backed: The Lots That Catch Everything

Homes on the edges of Oak Hollow get a different mix. A championship golf-front lot on the Woodlands course faces a wide-open fairway, and storms push rain sideways across it into the back of the house. Lots that back up to preserve take some of that wind too, along with whatever the preserve sheds when it blows.

On those lots we size up both the water and the debris. The back roof line gets a gutter with hangers spaced every two feet, tighter than the roughly three feet code allows, so it holds its pitch under a heavy load. If the preserve is dropping leaves and twigs onto your roof, a 316L stainless micro-mesh guard keeps the trough open. If it isn’t, we’ll say so and leave the guard off.

How an Oak Hollow Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff looks at the drip line along your Oak Hollow home’s concrete walls, checks how the back of the house faces the Woodlands fairway or preserve, and decides whether you need guards or just gutters and drains. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Jeff Ours, owner of Premium Leaf Guards in Ocala, FL

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Oak Hollow, where a name full of oaks can talk owners into guards they don’t need while the real problem sits at the foundation. Jeff is a state-licensed home and building inspector, so his recommendation is based on what your lot actually shows him.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Oak Hollow Gutter Questions

Plan on it. Oak Hollow is in District 15, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. We help you put the application together and start once it is approved.

On most lots, not yet. The homes are new and the documented setting is golf, water and preserve views, not old oak stands. Most owners need gutters and drainage first. Guards make sense where preserve or nearby trees drop debris onto the roof, and Jeff will tell you which kind of lot you have.

The wall itself is strong, but the ground at its base takes every drop off the roof. The trench that forms at the drip line throws dirt onto the cement finish and can leave water sitting at the slab edge. A gutter and a buried drain line move that water away before it lands. On a new home, catching it early keeps the beds and the finish looking the way they did at closing.

Yes. Golf-front lots have nothing to break the wind, so storm rain hits the back roof hardest. We start the plan there, hang the gutter solidly and route the downspouts away from the lanai and the slab rather than letting them empty onto the patio. A wet slab by the lanai door is usually the first sign the back needs attention.

They help it stay clean. White seamless gutters run along the eave and blend with the trim, and the bigger change is what you stop seeing: the dirty splash band along the bottom of the wall. We place downspouts where they are least visible and still drain well. If you would rather they sit at the back corners, tell us and we will plan around that.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
