Homes in Hammock at Fenney started closing in 2021. The mix here is designer homes, cottage homes, Hideaway patio villas and courtyard villas, and a lot of owners are still in their first few storm seasons in the house. That is usually when the builder gutter shows what it is.
What we find on new construction is consistent: thinner metal than we would hang, hangers spaced as far apart as the code allows, and downspouts that empty right beside the slab. On a dry day it all looks fine. In a July storm that drops a couple of inches in an hour, the runs bow, the corners overflow, and the water lands exactly where you do not want it.
We look at the run you already have first. If it is level and sound, we will tell you to keep it and add a guard. If it is not, we replace it with seamless .032 aluminum hung every two feet.

What it means for your gutters: new construction, young sod and lots that slope toward fairways or water. The priority here is checking the builder gutter and moving roof water away from the house.

Hammock at Fenney straddles two districts, so the answer depends on where your home sits. In District 12, the current Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts. The developer’s manual for Districts 13 through 16 (April 2026) does not mention gutters at all, and its default rule is that architectural approval is required for all exterior modifications unless otherwise noted.
So we look up which district your homesite is in before we quote, and if an application is needed, we tell you and help you file it. The manuals are on the District Government Community Standards page.
For a newer home on the golf course or the water, these are the services that matter most.

Select homes here back onto the executive fairways, and some sit on the water. Both are great views and both are tough on a yard that is still settling in. Young sod and new mulch beds wash out fast when a downspout fires straight down at the corner of the house, and on a lot that slopes toward a fairway or a pond, that runoff carries soil with it.
Underground drainage solves it cleanly. We run solid PVC from each downspout out to a pop-up emitter in the lawn, about five feet from the foundation, so the water spreads out instead of cutting a channel. It also keeps the downspout from being the thing you trip over on the way to the golf cart.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff walks the house, checks the builder run for pitch and hanger spacing, and follows every downspout to see where the water is going on a lot that slopes toward a fairway or the water. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in a newer village like Hammock at Fenney, where most owners are still in their first few storm seasons and the builder gutter has not been tested yet. The person quoting your gutters is the same person licensed to inspect the work, so you get an honest read on whether to keep what you have.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”
Jeff Ours, owner
It depends on your lot. Hammock at Fenney straddles Districts 12 and 13. The District 12 manual (July 2026) says ARC approval is not required for gutters and downspouts. The developer manual for Districts 13 through 16 (April 2026) does not mention gutters, and its default is that exterior modifications need approval unless otherwise noted. We look up your district before we quote and help with the application if one is needed.
New construction often comes with thinner metal, hangers spaced as wide as code allows and downspouts that empty right beside the slab. It looks fine until a summer storm drops a couple of inches in an hour. We check it and tell you straight whether it needs anything at all.
Away from the house and spread out, not aimed down the slope in one stream. We run solid PVC underground to a pop-up emitter in the lawn about five feet from the foundation, so the water soaks in instead of cutting a channel toward the fairway.
Not always. Golf frontage brings grass clippings and fine debris, and the oaks around Fenney still drop leaves and catkins. If your gutters are staying clean, we will tell you to skip the guards.
Yes. On attached villas the roof line is shared, so we look at the whole run and plan each downspout to drain toward open lawn or the street, not toward the unit next door.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
