DeSoto started closing homes around 2018, and the housing here is a real mix: designer homes, Opal and Topaz patio villas, Jasmine verandas and Live Oak cabana villas. Attached homes are where gutter problems get complicated, because the roof line does not stop at the property line.
When the gutter on one side of a shared wall is low or clogged, the overflow does not care whose house it belongs to. It runs down the wall, sits against the foundation and ends up in the neighbor’s bed. We look at the whole run, not just your half, so the fix on your unit does not push the problem next door.
On villas we also pay attention to downspout placement. Short side yards leave very little room to move water, so we plan each downspout so it drains toward the street or the open lawn, not toward the unit beside you.

What it means for your gutters: oak debris, acorns and lots of attached villas that share a roof line. DeSoto homes do best with fine-mesh guards and downspouts planned for the whole building.

Good news on paperwork: the current District 12 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, verandas, courtyard villas and patio villas. You still have to follow the standards, which means matching the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start, not a memory of last year’s. If your project needs an application, we tell you up front and help you put it together. You can read the manuals yourself on the District Government Community Standards page.
Here is what we do for DeSoto homes and villas.

The oaks that shade DeSoto’s paths drop acorns through fall and winter, then leaves and catkins as the new growth pushes in late winter and spring. Acorns are heavier than they look. They roll to the low end of a gutter, pile up at the downspout opening, and plug it like a cork.
A 316L stainless micro-mesh guard keeps acorns, leaves and catkins on top where the wind and rain can move them off, while the water drops straight through. That is the difference between a gutter you clean twice a year and one you stop thinking about.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff walks the whole building, not just your half of a villa, checks the pitch with a level and looks at how much oak hangs over the roof. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in DeSoto, where so many homes are attached villas and a fix on one unit can push water onto the next. The person quoting your gutters is the same person licensed to inspect the work, so you get an honest read on what the whole roof line needs.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

DeSoto is in District 12, and the current District 12 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, verandas, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
A guard. Acorns roll to the low end of the gutter and pack the outlet. A 316L stainless micro-mesh guard keeps them on top, where wind and rain move them off, while the water drops straight through.
Yes, but we look at the whole run first. Water does not stop at the property line, so we make sure your fix does not send overflow onto your neighbor’s wall, and we will tell you if the problem actually starts on their side.
Under the oaks, an open gutter usually needs clearing at least twice a year: after the spring drop of leaves and catkins and again after acorns come down in fall and winter. Guards end the routine.
Yes. The covered porches and small roof sections on cabana villas are easy to overlook, and they usually drain right onto the walkway. A short gutter and a downspout into a drain keeps that entry dry.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Brownwood Paddock Square. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your DeSoto home actually needs. If that is nothing right now, we will say so.
