Shade Is the Reason You Bought Here. It Is Also What Fills Your Gutters.

When Fenney opened in 2017, The Villages sold it on its setting: homes tucked under a hammock of live oaks, with Fenney Spring, the nature trail boardwalk and wetlands woven through the neighborhoods. That canopy is the best thing about living here. It is also why so many Fenney gutters are full by April.

Older oaks shed on a schedule. Leaves and stringy catkins come down hard from late winter into spring, and acorns follow in the fall. On a home that sits under the canopy, an open gutter can fill in a few weeks, and catkins are the worst of it because they mat into a wet felt that water cannot get through. Then June arrives with its afternoon storms, and that matted gutter spills over the front of the house.

Most Fenney homes are designer homes, plus villa lines like Hyacinth, Bougainvillea, Sand Pine and Swallowtail. The roofs we see are architectural shingle, and the builder gutters are usually fine metal, hung on wider spacing than we use. On a home under trees, that combination is what we fix first.

The Village of Fenney at a Glance

  • First homes: 2017, when the Spanish Moss and Fenney recreation centers opened.
  • Where: south of State Road 44 in the City of Wildwood, Sumter County.
  • District: Village Community Development District 12.
  • Homes: designer homes, plus Hyacinth, Bougainvillea and Sand Pine villas and Swallowtail patio villas.
  • Recreation: Fenney Recreation Center, Spanish Moss, Blue Heron and Hummingbird.
  • Golf: the Red Fox and Gray Fox executive courses.
  • Nature: Fenney Spring, the Fenney Nature Trail boardwalk and nearby Hogeye Preserve.
  • Errands: Magnolia Plaza close by, and Brownwood Paddock Square over the bridges across SR 44.

What it means for your gutters: heavy oak debris on the roof and wet ground below. Fenney homes do best with a fine-mesh guard up top and drainage that carries water away from the slab.

Do You Need ARC Approval for Gutters in Fenney?

Good news on paperwork: the current District 12 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, verandas, courtyard villas and patio villas. You still have to follow the standards, which means matching the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start, not a memory of last year’s. If your project needs an application, we tell you up front and help you put it together. You can read the manuals yourself on the District Government Community Standards page.

What We Do in Fenney

Everything we do in Fenney is built for a home that lives under trees.

Before: an open gutter matted with oak catkins spills over in a July storm.

After: 316L stainless micro-mesh keeps the catkins on top and the water moving.

Wet Ground, Low Spots and Where the Water Goes

Fenney’s springs, wetlands and the boardwalk along the Red Fox course are part of the charm, and they tell you something about the ground: it holds water. When a downspout dumps a whole roof’s worth of rain at the corner of the slab, that water has nowhere to go, and you see it as soggy beds, washed mulch and stains on the stucco.

Our fix is simple. Guards keep the gutters flowing, and solid PVC underground drainage carries the water out about five feet from the foundation instead of letting it puddle against it. We do not use black corrugated pipe. Everywhere it bends, it breaks.

How a Fenney Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff walks the house, checks the pitch on every run with a level, counts the hangers, looks at how much canopy sits over the roof and follows where each downspout drains. Then you get a straight answer, including when the right call is a cleaning and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh on top and solid PVC carrying the water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in a village like Fenney, where the right answer depends on how much oak sits over your roof and where the water goes once it hits the ground. The person quoting your gutters is the same person licensed to inspect the work, so you get an honest read, not a sales pitch.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Fenney Gutter Questions

Fenney is in District 12, and the current District 12 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, verandas, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

On a home under heavy canopy, an open gutter usually needs clearing at least twice a year: once after the late-winter and spring drop of leaves and catkins, and again after acorns come down in fall and winter. Homes right under the big oaks can need more. A micro-mesh guard is what ends the routine.

Yes. Catkins are stringy and small, which is why they get through coarse screens and mat inside open gutters. Our 316L stainless micro-mesh is fine enough that they sit on top, dry out and blow or rinse off, while rainwater drops straight through. The guards carry a lifetime no-clog warranty that we honor ourselves.

Maybe not. Fenney homes date from 2017 on, and plenty of those gutters are worth keeping. We check the pitch with a level and look at hanger spacing. If the run is sound, we add guards and fix the drainage. If it sags or holds water, we replace it with .032 aluminum hung every two feet.

Yes, including the Hyacinth, Bougainvillea, Sand Pine and Swallowtail villas. On attached villas the roof line is shared, so we look at the whole run and plan each downspout to drain toward open lawn or the street, not toward the unit next door.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
