Closing on a LaGrange Home? Put Gutters on the List

LaGrange is one of the newest villages in Eastport. It was introduced in September 2025, designer and premier homesites came out that December, and the LaGrange Cottage Homes, the Kim and Lisa Villas and LaGrange Verandas South followed through spring 2026. LaGrange Recreation opened in March 2026. If you are reading this, there is a good chance you are about to close on a home here, or just did, and you are working through a long list of decisions about the new place.

Here is something the walk-through will not cover. New homes in The Villages do not come with full gutter systems. Some have a short gutter over the entry and nothing else. Whole-home gutters are an owner add-on, and in other villages they show up in resale listings as a selling point. That means the decision, and the timing, are yours. Nobody is going to schedule it for you, and the first summer of afternoon storms is usually when owners find out what was missing.

The best time to plan gutters is before the yard is finished. Downspout locations decide where your underground drains run, and those drains are far easier to lay before beds, pavers and irrigation fill in. Plan on an ARC application too, since District 15 follows the developer’s architectural manual. We can measure the house soon after you have the keys and sketch a downspout and drain layout, so you have a clear plan in hand.

Do You Need ARC Approval for Gutters in LaGrange?

LaGrange is in District 15, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. That is normal here and it is not a hurdle. We tell you up front, give you the color, profile and downspout layout the application asks for, and schedule the work once it is approved.

Rules get revised, so we check the current manual before we start. The manuals are posted on the District Government Community Standards page.

What We Do in LaGrange

Here is what we can do for a new LaGrange home, from the cottage homes and villas to the larger Designer and Premier models.

Rain blowing in off the lake pours over the open eave of a new home with no gutter on that side, LaGrange
Before: rain blowing in off the lake pours over the open eave of a new home with no gutter on that side.
A white seamless gutter catches the runoff and a downspout sends it to an underground drain on the yard side, LaGrange
After: a white seamless gutter catches the runoff and a downspout sends it to an underground drain on the yard side.

Lake and Fairway Homesites Catch Wind-Driven Rain

Some LaGrange homesites are sold on their lake and golf views, and the same openness that gives you the view lets storms reach the house with nothing to slow them down. Rain coming across Central Lake or down a fairway arrives at an angle, and it hits the side of the roof that faces the open space hardest. That is the side where water ends up running down the wall instead of dropping clear of it.

If your homesite faces the lake or the course, that side gets the most attention. We size the gutter for the full flow, hang it every two feet so it holds its pitch under a heavy load, and point the downspouts away from the lanai and toward the yard, rather than letting runoff head straight down the slope toward the water. Where the lot is tight, solid PVC underground carries the water about five feet clear of the foundation.

How a LaGrange Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff looks at your homesite and the new home together, notes which side faces the lake or the fairway, and lays out the downspouts and drains before your yard is finished. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in LaGrange, where owners are making their first exterior decisions within weeks of closing. You get a licensed inspector’s eye on the new house along with the gutter plan, so the system goes in right on the first try.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”
Jeff Ours, owner

LaGrange Gutter Questions

Plan on it. LaGrange is in District 15, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. We help you put the application together and start once it is approved.

Soon after you have the keys, and ideally before the landscaping is final. Downspout spots decide where the underground drains run, and laying solid PVC in open soil is quicker and neater than threading it through finished beds and irrigation. We can measure the house as soon as you are in.

For most homes, yes. Without them, every roof plane drops its water at the drip line, onto walks, entry pads and new sod. Central Florida averages about 52 inches of rain a year, more than half of it from June through September, and that adds up to splashed walls, washed-out mulch and soggy ground along the foundation. We will tell you honestly if a small section can go without.

It depends on the homesite, and many will not need them on day one. If debris starts collecting as the plantings around you grow, or you would rather never think about cleaning, we install 316L stainless micro-mesh guards with a lifetime no-clog warranty.

Yes. LaGrange has Designer and Premier homes, cottage homes, Kim and Lisa patio villas and the Verandas South. Each roof shape drains differently, so we plan each one on its own: shorter runs and tight side yards on the villas, longer runs and more corners on the larger homes.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
