The Villages / Eastport / Lakeview
Lakeview is named for its views of Central Lake and sits steps from the Eastport Town Center and Hotel Eastport. We put first-time gutter systems and drainage on Lakeview’s brand-new verandas, with a state-licensed home and building inspector on every job. Call or text (352) 440-3310.
Licensed inspector on every job • .032 heavy aluminum • Lifetime no-clog warranty • Free estimates
Lakeview is about as new as a village gets. Designer homesites opened in January 2026, the Lakeview Eastport Verandas followed, and the first finished verandas, Hillsdale and Ottawa models, are only now being listed. There are no resales here yet, so nobody on your street has had years to learn where the water goes. You are figuring it out in your first rainy season.
Here is what you will see. These verandas have precast concrete walls with a textured cement finish, Landmark architectural shingles, and no full gutter system. When a summer storm hits, every roof plane drops its water in a sheet right at the drip line. That lands on the front walk, the entry and the new landscape beds, where it kicks mulch and soil back up onto the cement finish and starts carving a shallow groove in the fresh sod.
The good news is that a first install is the cleanest gutter job there is. There is no old system to tear off and no rotted fascia to chase. We roll .032 aluminum on site into one-piece runs that fit each wall, hang it every two feet, and decide where every downspout goes before your plantings fill in. Getting that plan right now is a lot easier than moving it after the beds are mature.

What it means for your gutters: brand-new homes with no full gutters and no trees overhead. The work here is a first install planned around your walks, your beds and the strip behind the house, not leaf cleaning.

Lakeview is in District 15, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. That is normal here and it is not a hurdle. We tell you up front, give you the color, profile and downspout layout the application asks for, and schedule the work once it is approved.
Rules get revised, so we check the current manual before we start. The manuals are posted on the District Government Community Standards page.
Here is what we do for Lakeview’s new verandas and homes.

Many of the verandas listed in Lakeview right now are interior sites that back up to a wall. That narrow strip between the back of the house and the wall is where roof water causes the most trouble. With no gutter, the rear roof drops everything into a tight space with very little room to drain, so it soaks in along the foundation and sits there after every afternoon storm.
A gutter alone does not fix that. A downspout that empties into the same strip just moves the puddle a few feet. On these lots we run the rear downspouts into solid PVC pipe underground and carry the water about five feet from the foundation, or around to the side where the yard opens up. Smooth PVC does not crush or trap silt the way black corrugated pipe does, so the line keeps draining year after year.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff walks the full roofline of your new veranda, marks where each roof plane drops water today, and measures how much room you have between the back of the house and the community wall. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Lakeview, where the homes are so new that the first install sets the drainage pattern for as long as you own the house. A licensed inspector on the job means downspouts, drains and fasteners get placed right the first time instead of corrected after a season of washouts.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Plan on it. Lakeview is in District 15, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. We help you put the application together and start once it is approved.
New homes in The Villages are delivered without a full gutter system. Some get a short run over the entry, and that is it. Gutters are an add-on the owner chooses, which is why resales in other villages list whole-home gutters as a feature. In Lakeview you get to add them before any damage starts.
Before, if you can. Knowing where the downspouts and underground drains will run lets your landscaper plant around them instead of over them. If the beds are already in, that is fine too. We dig carefully, lay the PVC and leave the bed the way we found it.
Probably not right away, and we will say so. A Lakeview lot has young plantings and nothing big overhead, so what lands in an open gutter is mostly shingle grit and the odd windblown leaf. Many owners start with open gutters and add 316L stainless micro-mesh later if debris starts to show up.
Not when they are hung right. Marks on a textured cement finish usually come from splashing at the base or overflow running down the face. A gutter pitched to its outlet and hung every two feet keeps water off the wall, and downspouts tied into underground drains stop the splash-back that dirties the bottom of the wall.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Eastport. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Lakeview home actually needs. If that is nothing right now, we will say so.
