The Villages / Eastport / Waters Edge
Waters Edge sits right across Central Parkway from Eastport Town Center, and some of its waterfront homesites kept their big oaks. We install gutters, guards and drainage for Waters Edge homes, with a state-licensed home and building inspector on every job. Call or text (352) 440-3310.

Most new Eastport lots were graded open, so the trees are small and years away from mattering. Waters Edge has an exception worth knowing about. Some of its waterfront homesites were sold as sitting under the shade of majestic oak trees, and those oaks are already full grown. If you own one of those homes, you have a different gutter problem than the house across the street.
Oaks shed on a schedule. Catkins and pollen come down in late winter and spring, old leaves drop as the new growth pushes them off, and acorns fall through autumn and winter. Acorns roll to the low end of the trough and pack the downspout opening. Catkins form a wet, stringy mat that holds water in place. On a waterfront lot, the wind coming across open water drives rain hard against that same roof.
So the setup matters. A gutter on its own will fill up under those oaks. A 316L stainless micro-mesh guard keeps acorns, catkins and leaves on top while the water drops through. And the downspouts need a planned exit, because the water side of the lot is usually where you least want runoff cutting across the yard. Many resales here list whole-home gutters as a feature, and on the oak lots they earn it.

What it means for your gutters: the oak-shaded waterfront lots need guards from day one, while the open interior lots mostly need first-time gutters and somewhere to send the water.

Waters Edge is in District 15, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. That is normal here and it is not a hurdle. We tell you up front, give you the color, profile and downspout layout the application asks for, and schedule the work once it is approved.
Rules get revised, so we check the current manual before we start. The manuals are posted on the District Government Community Standards page.
Here is what we do for Waters Edge homes, on the water and off it.

Not every Waters Edge home has shade. Interior lots and the streets back from the water look like the rest of Eastport: full sun, young sod and nothing taller than the roof. Those homes don’t need much debris protection yet. What they need is somewhere for the roof water to go, because the new-home spec here doesn’t include full gutters. Plenty of those homes have a gutter over the entry and nothing else.
On the verandas and designer homes with a cement finish, rain falling at the base of the wall throws sand and mulch up onto the finish. On the frame cottages it soaks the bottom of the vinyl. A gutter catches it at the eave, and each downspout runs into buried solid PVC that lets the water out about five feet from the foundation. If there are no trees near your lot, we’ll tell you the guards can wait.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks whether your Waters Edge lot sits under retained oaks or out in the open, looks at which side faces the water and the wind, and plans downspouts so runoff doesn’t cut across the yard. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Waters Edge, where two homes on the same street can need completely different setups, one under old oaks and one in full sun. As a state-licensed home and building inspector, Jeff tells you which one you have and won’t sell guards to a house that doesn’t need them.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Plan on it. Waters Edge is in District 15, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. We help you put the application together and start once it is approved.
Almost certainly. Mature oaks drop catkins, leaves and acorns across most of the year, and acorns are what plug a downspout. A 316L stainless micro-mesh guard with a lifetime no-clog warranty keeps all of it on top, so you are not on a ladder every few months clearing the low end.
Away from the house first, and in a way that doesn’t carve a channel across the yard toward the water. We usually run them into buried solid PVC and release the water about five feet from the foundation, at a spot where it can spread out gently. A pop-up emitter keeps the outlet low in the lawn, so the mower rolls right over it.
Probably gutters and drainage, no guards yet. Open lots collect very little debris, so the job is catching roof water and moving it off the slab edge and the new sod. If you plant trees later, guards can be added to the same gutters without starting over.
It is one more reason to hang it right. Our hangers go every two feet instead of the roughly three feet code allows, so a gutter on the windward side keeps its shape and its pitch when a storm pushes a lot of water through it at once. We also check the fascia board behind it, since that board carries the whole load.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Eastport. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Waters Edge home actually needs. If that is nothing right now, we will say so.
