The Villages / Eastport / Shady Brook
Shady Brook sits along Marsh Bend Trail, home to Saluki Recreation, with many homes looking out over Shallow Creek fairways, water and preserve. We add gutters, guards and drainage for Shady Brook homes, and a state-licensed home and building inspector is on every job. Call or text (352) 440-3310.
Licensed inspector on every job • .032 heavy aluminum • Lifetime no-clog warranty • Free estimates
A lot of Shady Brook homes back up to Shallow Creek Championship, including resales on the 15th, 17th and 18th holes, with water and preserve behind them. The Shady Brook Verandas sit right among the course’s rolling greens. It is a great view, and it comes with open ground on one side of the house where nothing slows the wind down.
In a summer storm, rain doesn’t fall straight down on a golf-front lot. It drives across the fairway and hits the back roof hardest, which is usually the side over the lanai. With no gutter there, the water pours off the eave in a sheet right where you step out of the house. It splashes the screen, puddles on the pad and pushes dirt against the lanai’s edge. Leaves and bits of debris from the preserve ride in on the same wind.
So we start at the back of the house, not the front. A gutter along the lanai roof line catches that sheet of water, and the downspouts get routed to open lawn or a buried drain line instead of onto the patio. Many resales here list whole-home gutters as a feature, so on Shady Brook streets they have become an expected upgrade rather than an extra.

What it means for your gutters: the back of the house takes the worst of the weather off the open course, so gutters over the lanai and downspouts that drain away from it come first.

Shady Brook is in District 15, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. That is normal here and it is not a hurdle. We tell you up front, give you the color, profile and downspout layout the application asks for, and schedule the work once it is approved.
Rules get revised, so we check the current manual before we start. The manuals are posted on the District Government Community Standards page.
Here is what we do for Shady Brook homes, villas and verandas.

Shady Brook has Sydney and Campbell courtyard villas, and a courtyard is a space with walls on several sides. Rain that comes off the roof into it has to leave somehow. If the only exit is a gate or a gap in the wall, water collects on the pavers, sits against the walls and finds the threshold to the house before it finds the yard.
We plan courtyard downspouts as part of the drainage, not an afterthought. Where we can, the gutter carries the water to the outside of the courtyard wall. Where we can’t, the downspout feeds solid PVC pipe that runs around the courtyard and releases the water about five feet from the foundation. Black corrugated pipe never goes in, since it crushes and fills with sand. The goal is a courtyard that is dry an hour after the storm moves on.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff looks at which side of your Shady Brook home faces the open fairway or water, checks how rain reaches the lanai or courtyard, and maps a place for every downspout to drain. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Shady Brook, where the problem side of the house is often the back, facing the course, where nobody sees it from the street. As a state-licensed home and building inspector, Jeff walks the whole home and tells you what it needs, including when one side needs nothing at all.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Plan on it. Shady Brook is in District 15, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. We help you put the application together and start once it is approved.
Usually the back. Golf-front and water-view lots take wind-driven rain across open ground, and it lands hardest on the roof over the lanai. If you want to do it in stages, start there, though most owners find it simplest to do the whole home at once so the color and profile match all the way around.
Gutters are half of it. They stop the roof from dumping water into the courtyard, but whatever lands there still needs a way out. We route downspouts outside the courtyard wall where possible, or into buried solid PVC that carries the water clear of the house.
Not automatically. Preserve edges send some leaves and debris your way on windy days, but a young lot sees far less than a street under old oaks. We look at what is actually landing on your roof. If there is very little, gutters alone may be enough for now, and we will tell you that. If you are planting trees, like the river birch and maples one Shady Brook owner put in out back, plan on guards once they reach roof height.
It tells you what your neighbors decided was worth doing. The day-to-day reason is simpler: gutters keep water off the walls, beds and lanai you look at every day, and buried drains keep it away from the slab. We would rather you add them for that reason than for a listing sheet.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Eastport. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Shady Brook home actually needs. If that is nothing right now, we will say so.
