The Villages / Eastport / Moultrie Creek
Moultrie Creek was the first village in the Eastport area, and it is home to the Shallow Creek Championship course with its mature pines, oaks and 31-acre eagle preserve. We install gutters, guards and drainage here, with a state-licensed home and building inspector on every job. Call or text (352) 440-3310.

Most of Eastport was built on open ground, but Moultrie Creek has something its neighbors mostly lack. The Shallow Creek Championship course runs through the village, and The Villages describes it as surrounded by mature pines and oaks, wetlands and a 31-acre eagle preserve. If your lot sits along those fairways, that tree line is part of what you paid for. It also sends needles and leaves toward your roof every time the wind picks up.
Pine needles are the tricky part. They are long and thin, so they slide into an open gutter, lace together and form a mat that holds wet debris against the aluminum. Put oak leaves on top of that and the downspout outlet closes off. On a home near the course, an open gutter can go from clear to overflowing in a single season.
Here is the other half of the story. Homes started closing here in 2024, and the new-home spec did not include full gutters. Plenty of owners have a gutter over the front entry and nothing else, while many resales here list whole-home gutters as a feature. So for most Moultrie Creek homes this is a first install, and the smart move is to put the guard on at the same time instead of adding it after the first clog.

What it means for your gutters: golf-side homes catch pine needles and oak leaves that a bare gutter can’t shed, and many homes still have no full gutter system. Doing gutters and micro-mesh guards in one visit covers both.

Moultrie Creek is in District 15, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. That is normal here and it is not a hurdle. We tell you up front, give you the color, profile and downspout layout the application asks for, and schedule the work once it is approved.
Rules get revised, so we check the current manual before we start. The manuals are posted on the District Government Community Standards page.
Here is what we do for Moultrie Creek homes, from the fairway lots to the villas on open streets.

Moultrie Creek homes are built two ways. Designer and premier homes and the verandas have precast concrete walls with a skip-trowel cement finish. Cottage homes and many of the patio villas are frame construction with vinyl siding. Without gutters, roof water lands at the base of both, but it shows up differently. On the cement finish it kicks sand and mulch onto the wall and leaves a dirty band you end up pressure washing. On vinyl it wets the lowest courses and can work in behind the laps.
Either way the answer is the same. A gutter catches the water at the eave, and each downspout feeds solid PVC pipe buried in the yard that lets it out about five feet from the foundation. We never use black corrugated pipe, because it crushes and packs with dirt. Your new sod and beds stay where you planted them.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks how close your roof sits to Shallow Creek’s pines and oaks, notes which sides of the house have no gutter yet, and plans where each downspout can drain on a young lawn. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Moultrie Creek, where a golf-side home under the pines and a villa on an open street need very different setups. Jeff is a state-licensed home and building inspector, so you get an honest read on whether your home needs guards or just gutters and drains.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Plan on it. Moultrie Creek is in District 15, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. Yes. Pine needles are exactly why we use 316L stainless micro-mesh instead of a screen with big holes. The openings are too fine for a needle to slip through, so needles lie on top, dry out and blow off. Water still drops straight through, and the guard carries a lifetime no-clog warranty.
Very normal. The new-home spec here did not include full gutters, so many homes have an entry gutter and nothing more. We can extend from what you have or replace it so the whole house matches, and we will tell you which makes more sense once we have looked at the existing run.
Not always, and we will say so. An interior lot with no tall trees close by may only need gutters and underground drains for now. If you plan to plant shade trees, or your home sits downwind of the course tree line, guards are worth adding at install time rather than paying for a second trip later.
Near the course, figure at least twice a year, and more after a windy storm strips needles out of the pines. Needles mat faster than leaves, so a gutter can look clear from the ground and still be holding water. Guards are what end the routine, especially on a roof you would rather not climb.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Eastport. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Moultrie Creek home actually needs. If that is nothing right now, we will say so.
