Bonifay's Hills Are Great for Golf. Your Runoff Goes Downhill Too.

Bonifay Country Club opened its first two nines in fall 2011, and Fernandina’s homes filled in around it from 2012 into 2013. The course is known for rolling terrain, elevation changes and water carries, and that shape does not stop at the cart path. Some designer homes on Allaire Loop front both golf and water, and plenty of lots here have a real grade from front to back.

On a flat lot, a downspout that empties onto the ground makes a puddle. On a slope, it starts a stream. Water leaves the splash block, picks up speed, cuts a channel through the sod and carries soil and mulch toward the low side of the lot. On the uphill side of a house, water can run back toward the foundation instead of away from it. After more than a decade of summer storms, those channels show up as bare strips in the lawn and pavers that have settled.

The gutters can be in good shape and the yard still suffers if the water lands in the wrong place. So in Fernandina we spend as much time on the discharge as on the gutter. We look at which way the ground falls at each corner, then send the water downhill in solid PVC pipe under the lawn and let it out about five feet from the foundation, where the grade carries it off without carving the yard. Never black corrugated pipe, which crushes and clogs.

Do You Need ARC Approval for Gutters in Fernandina?

Fernandina is in District 9, and the current District 9 Architectural Review manual (July 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in Fernandina

Here is what we do for Fernandina homes and villas.

Open Fairways Mean the Back of the House Takes the Wind

Fernandina’s golf and water lots face open ground, and on a fairway or a pond nothing slows the wind before it reaches the back of the house. The water-and-golf-front homes on Allaire Loop, with rears that face west, are a good example. In a storm, rain arrives sideways, and gusts push water along the gutter and over the far end before it can reach the outlet.

On those rear walls we hang the gutter every two feet, where code allows about three, so gusts and the weight of water cannot work it loose. We set the pitch so water reaches the downspout instead of piling at one end. A guard helps here too. Open fairways mean fewer leaves than a tree-lined street, but wind still carries grass, seeds and debris onto the roof, and a 316L stainless micro-mesh guard keeps the outlet clear when the heaviest rain comes.

How a Fernandina Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff reads the grade at every corner of the lot, decides which way each downspout should send its water, and looks at how exposed the back of the house is to wind off the course and the water. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Fernandina, where Bonifay’s rolling ground means a downspout in the wrong spot can wash out a yard or send water back toward the slab. Jeff is licensed to inspect the whole house, so the drainage plan accounts for the foundation, not just the gutter.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Fernandina Gutter Questions

Fernandina is in District 9, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Moving the water underground. A splash block on a slope just aims the stream. We connect the downspout to solid PVC pipe, run it under the sod in the direction the ground already falls, and let it out about five feet from the foundation through an emitter, so the water spreads out instead of digging.

Yes, maybe more than your downhill neighbor. On the uphill side, water that lands near the house has nowhere to go but along the foundation or back toward it. Getting it into pipe and carrying it around to the low side keeps the slab and the beds on that side dry.

Fewer leaves fall on an open fairway than on a tree-lined street, but wind still blows grass, seeds and debris onto the roof, and it collects at the outlet. A 316L stainless micro-mesh guard keeps that outlet open. If your roof stays clean and the gutter stays clear, we will tell you that you can skip the guards.

Yes. The Cabot Cove and Colony patio villas are mostly frame with vinyl siding, and the Durham bungalow villas are block. On the frame villas we make sure no downspout or overflow sends water down the siding, and on attached units we look at the whole roof line so your fix does not push water onto the neighbor.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
