The Villages / Brownwood Paddock Square / Sanibel
Sanibel is the oldest corner of District 9, with designer homes and cottages built around Captiva Recreation and the Sarasota executive course off Pinellas Place. We install and repair gutters, guards and drainage here, and a state-licensed home and building inspector is on every job. Call or text (352) 440-3310.
Licensed inspector on every job • .032 heavy aluminum • Lifetime no-clog warranty • Free estimates
Sanibel’s first deed restrictions were recorded in November 2010, which makes it the oldest part of District 9. Homes started closing in 2012: designer homes like the Holly and Begonia, and smaller cottages like the Sandcastle and At Ease. Many of them came with a gutter over the entry and not much else, and plenty of Sanibel homes still look exactly that way.
A short run over the front door keeps you dry walking in. It does nothing for the back of the house, the garage side or the lanai. On those sides, every storm drops roof water straight off the drip edge into a line along the beds. After a dozen summers that line is a trench, the mulch has washed onto the walk, and water splashes back against the foundation and the bottom of the wall. Central Florida gets about 52 inches of rain a year, and more than half of it falls June through September, so the summer storms do most of the damage.
Those original partial runs are also at the age where we see the first wear: sealant at the end caps and corners drying out, and fasteners starting to loosen. If you already have a gutter over the entry, we check whether it is worth keeping and tie it into a full plan, or replace it with seamless .032 aluminum rolled on site and hung every two feet, so the whole house drains the same way.

What it means for your gutters: a lot of Sanibel homes still have the builder’s gutter over the entry and nothing else, and it is now more than a decade old. The fix is a plan for every side of the house, not another short run.

Sanibel is in District 9, and the current District 9 Architectural Review manual (July 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Sanibel designer homes and cottages.

Sanibel’s deed restrictions call for a roof pitch of at least 6/12, with overhangs at the eaves and gables. A steeper roof sheds water faster, and in a summer downpour the water leaving the shingles has real speed. Where two roof planes meet in a valley, it gathers into one stream that can shoot right over the front lip of an undersized or poorly pitched gutter.
That is why we look at the valleys first. We size the gutter and downspout for the roof area feeding each corner, set the pitch with a level so water runs to the outlet instead of sitting, and add a downspout where a long run has only one. On the frame and vinyl cottages, keeping that water off the siding and away from the bottom of the wall matters even more. A gutter that keeps up with a steep roof is one that never has to work at its limit.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff walks every side of the house, not just the entry, checks the old partial runs for loose fasteners and dried sealant, and looks at where each roof valley dumps its water. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Sanibel, where many homes have a short builder gutter over the door and bare roof edges everywhere else. Jeff is licensed to inspect the whole house, so he can tell you whether the old run is worth keeping and which sides actually need a gutter.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Sanibel is in District 9, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
It is common here. Many Sanibel homes came with a short run over the entry and nothing on the back or sides. Common is not the same as enough. Those bare edges drop water into the beds and against the foundation every storm, and after a dozen summers it shows up as trenches, washed-out mulch and splash marks on the lower wall.
Sometimes. If the original run is straight, the seams are tight and the fasteners still hold, we keep it and add gutters to the other sides. If the sealant has dried out and the hangers are backing out, it usually makes more sense to replace it along with the new runs, so the whole house matches and is hung the same way, every two feet.
It makes drainage more important. Water that splashes up from the beds or spills over a gutter runs down the siding and can get behind the bottom edge where the siding meets the foundation. On Sandcastle and At Ease cottages we pay close attention to the corners and downspout spots so the water lands away from the wall.
It depends on what lands on your roof. The trees planted around Sanibel homes in 2011 and 2012 are a lot bigger now, and wind across the golf course and open lots carries leaves and debris onto roofs that have no tree over them. A 316L stainless micro-mesh guard keeps that out and carries a lifetime no-clog warranty. If your roof stays clean, we will tell you to skip it.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Brownwood Paddock Square. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Sanibel home actually needs. If that is nothing right now, we will say so.
