The Villages / Brownwood Paddock Square / Gilchrist
Gilchrist sits between the Bonifay and Evans Prairie championship courses, with designer homes along Pinellas Place and some of the most grown-in yards in District 9. We install and repair gutters, guards and drainage here, with a state-licensed home and building inspector on every job. Call or text (352) 440-3310.

When Gilchrist homes closed in 2013 and 2014, the landscape trees in the yards were young and well clear of the roof. They are not young anymore. Gilchrist has the strongest mature-tree signal in this part of District 9, with more than half of its resale listings noting mature trees, and on many lots those planted trees now reach the eaves or hang over them.
That changes what the gutters deal with. A gutter that stayed clean for its first few years now fills with leaves, small twigs and seed pods, and it fills fastest at the low end, right over the downspout. Once the outlet plugs, the gutter fills like a trough and spills over the front, usually in the middle of a summer storm when you are not outside to see it. Wet debris also holds water against the aluminum and the seams, which is hard on sealant that is already more than ten years old.
Gilchrist is almost all designer homes, including the Gardenia, Wisteria, Allamanda, Begonia, Lily and Ivy, mostly block or poured concrete with some frame Wisteria models. The answer is the same on all of them: keep the debris out of the gutter. A 316L stainless micro-mesh guard sits over the gutter, lets the water drop straight through and leaves the leaves on top for the wind to clear. It carries a lifetime no-clog warranty, so cleaning gutters comes off your list.

What it means for your gutters: yard trees now tall enough to fill a gutter, and open golf behind many homes. Gilchrist gutters stay clear with micro-mesh guards and downspouts placed with the view in mind.

Gilchrist is in District 9, and the current District 9 Architectural Review manual (July 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Gilchrist designer homes and villas.

Some Gilchrist homes look out over Evans Prairie, the 27-hole championship course along the village’s west side, and a few list views of two courses and water. On those lots, the rear of the house is what you see from the lanai and what golfers see from the fairway. It also takes the weather, because nothing between the course and your roof slows the wind.
We plan rear gutters with both in mind. Downspouts go at the corners and edges, not in the middle of the view, and they drain away from the lanai instead of across it. We hang the gutters every two feet so wind-driven rain and gusts cannot pull them loose, and set the pitch so a sideways storm does not pile water at one end. The back of the house looks tidy from the course, and the patio stays dry.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff looks at which yard trees now reach the roof, checks the outlets and seams for packed debris, and on golf lots plans where the rear downspouts can drain without crossing the lanai or the view. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Gilchrist, where many yards have grown in over the roof and some homes back to championship golf. Jeff is licensed to inspect the whole house, so he can tell you when guards are worth it and when the gutters simply need to be re-hung.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Because the trees caught up with the roof. The landscape trees planted around Gilchrist homes in 2013 and 2014 have had more than ten years to grow, and on many lots they now hang over the eaves. The leaves and seed pods collect at the low end of the gutter and plug the outlet. A micro-mesh guard keeps them out.
Trimming helps, and keeping branches off the roof is good for the shingles anyway. But wind still carries leaves onto the roof from your yard and your neighbor’s. Guards handle what trimming misses. If trimming alone will do it on your house, we will say so.
At the corners, draining away from the lanai and toward open ground. If a corner sits near a patio or walk, we carry the water underground in solid PVC pipe and let it out about five feet from the foundation. That keeps the patio dry and the view clean.
Yes. We roll seamless .032 aluminum on site, so each run is one piece cut to the length of that roof edge, even on the long rear walls of a large designer home. No seams along the run means fewer places to leak, and it looks clean from both the street and the course.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Brownwood Paddock Square. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Gilchrist home actually needs. If that is nothing right now, we will say so.
