The Villages / Sawgrass Grove / Chitty Chatty
Chitty Chatty is named for the preserve it borders, with oversized designer homesites, patio and courtyard villas, and its own golf car bridge over State Road 44. We handle gutters, guards and drainage here, with a state-licensed home and building inspector on every job. Call or text (352) 440-3310.

When Chitty Chatty opened around 2020, the developer sold it on room: larger expanded homesites, expanded lanais and, on some designer homes, garages for up to four cars. Those are nice things to own. They also add up to a lot of roof. Every square foot of shingle sheds water in a summer storm, and on a wide house that water gets funneled to just a few downspouts. Central Florida averages about 52 inches of rain a year, more than half of it from June through September, so those downspouts get tested hard every summer.
That’s where trouble starts on newer homes. A builder downspout placed for an average roof can’t always keep up with a long garage run in a Central Florida downpour. Water backs up and spills over the front of the gutter, usually at the inside corners where two roof planes meet. Over an expanded lanai, the overflow lands right where you sit, or runs off the edge and cuts a groove in the bed below.
We fix it by matching the gutter to the roof above it. That can mean an extra downspout on a long run, a larger outlet, or a corner rebuilt so the water doesn’t shoot past it. Our gutters are seamless .032 aluminum rolled on site and hung every two feet, so a run full of rainwater stays put. The goal is water that leaves the roof where you want it and nowhere else.

What it means for your gutters: wide roofs that send a lot of water to a few downspouts, and preserve-backed lots where tree debris and runoff both need managing. Chitty Chatty homes do best with gutters sized to the roof and drainage piped away from the water’s edge.

Chitty Chatty is in District 13, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. That is normal here and it is not a hurdle. We tell you up front, give you the color, profile and downspout layout the application asks for, and schedule the work once it is approved.
Rules get revised, so we check the current manual before we start. The manuals are posted on the District Government Community Standards page.
Here’s what we do for Chitty Chatty homes and villas.

Many Chitty Chatty homes back up to the Chitty Chatty Preserve, and some have a pond out front with the preserve behind. Those are the views people move here for. They also mean the back gutters catch leaves and twigs off the tree line, and the downspouts often point straight at the water.
Runoff pushed across a short back lawn toward a pond or the preserve edge takes mulch and soil along for the ride. We’d rather send it underground. Solid PVC pipe carries the water about five feet from the foundation to a pop-up emitter, where it soaks in. A 316L stainless micro-mesh guard on the preserve side keeps the tree debris out, so the whole system keeps flowing between storms. The patio and courtyard villas get the same thinking on a smaller scale, with each downspout aimed where the yard can take it.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff measures the long roof runs, counts the downspouts on each, checks the inside corners over the lanai and garage, and sees which way the water goes on the preserve side. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Chitty Chatty, where big homesites and wide roofs put more water through each gutter than an average house does. An inspector looks at the whole roof before deciding what it needs, so you don’t pay for a fix that only moves the overflow somewhere else.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Plan on it. Chitty Chatty is in District 13, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. We help you put the application together and start once it is approved.
Inside corners collect water from two roof planes at once, and in a hard rain it can shoot right past the gutter. A rebuilt corner, a splash guard or a downspout closer to the corner usually ends it. We look at the roof above before deciding which one your house needs.
It can. A long garage roof sends a lot of water down one run, and a single builder downspout isn’t always enough in a summer storm. We check whether that run needs a second downspout or a larger outlet so it drains instead of spilling over the front.
Leaves and small twigs blowing in off the tree line, mostly into the back gutter you can’t see from the street. A 316L stainless micro-mesh guard keeps them on top where the wind clears them, and it carries a lifetime no-clog warranty.
Yes. Villas have shorter runs and less yard to send water into, so we plan the downspouts first. The goal is water that drains toward the street or open lawn and stays off your walls, your walkway and your neighbor’s side.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Sawgrass Grove. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Chitty Chatty home actually needs. If that is nothing right now, we will say so.
