The Villages / Sawgrass Grove / DeLuna
DeLuna, split between Districts 12 and 13, is where the Water Lily golf car bridge lands, and DeLuna Recreation holds The Villages’ first Butterfly Garden. We install and protect gutters on every DeLuna home type, with a state-licensed home and building inspector on every job. Call or text (352) 440-3310.
Licensed inspector on every job • .032 heavy aluminum • Lifetime no-clog warranty • Free estimates
DeLuna opened around 2022 with more home styles than most villages: designer homes, including the Unit 133 homesites where buyers picked their lot and finishes, plus DeLuna Verandas East, North and South, cottage villas, cottage homes, bungalow villas, patio villas and, added in late 2024, the furnished Christopher Villas. Most of what we’ve seen is block and stucco, with some vinyl-sided frame villas and cottages. All have shingle roofs. Unit 133 buyers chose their own lot and finishes, so even two designer homes side by side can sit very differently under the trees.
That variety matters for gutters. A designer home has long runs, wide roof planes and room in the yard to move water. A veranda or patio villa has short runs, shared walls and a few feet of side yard. A cottage might be frame, where overflow soaks the siding instead of staining stucco. One approach doesn’t fit all of them, and that’s why we don’t quote off a template.
On every DeLuna home we start with the roof: where the valleys dump, which runs carry the most water, and where the builder stopped the gutter. Then we look at the ground below, because on smaller lots the downspout plan matters as much as the gutter. Our runs are seamless .032 aluminum rolled on site and hung every two feet, cut to fit the house in front of us.

What it means for your gutters: a wide range of home types that each need their own gutter plan, and oak hammocks that load gutters with leaves and spring catkins. DeLuna homes do best with runs fitted house by house and guards where the oaks are close.

DeLuna spans District 12 and District 13. The current manuals for both say ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here’s what we do for DeLuna’s designer homes, verandas, cottages and villas.

The developer describes the Christopher Villas area as surrounded by natural landscapes and mature oak hammocks, with the Hogeye Preserve Nature Trail nearby. Some DeLuna lots back onto preserve with no homes behind them, and some look out on a pond. Those oaks drop leaves through the cooler months, then a heavy shower of catkins in late winter and spring.
Catkins are the stringy pollen tassels oaks shed as the new leaves push in. They mat together when they get wet and can plug a downspout outlet in one storm. A 316L stainless micro-mesh guard keeps them on top, where they dry and blow off, and comes with a lifetime no-clog warranty. On preserve and pond lots we also bury the downspout lines so the runoff doesn’t wash toward the water. On the villas, where yards are small, we aim downspouts toward the street or open lawn instead of the unit next door.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff identifies which DeLuna home line you have, checks where the builder’s gutters stop, looks at how close the oaks are, and plans where each downspout can drain on your lot. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in DeLuna, where a designer home and a veranda villa on the same street need completely different gutter plans. An inspector who looks at your house, not a template, will tell you what yours needs and what it doesn’t.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”
Jeff Ours, owner
DeLuna is in District 12 and District 13, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
Oak catkins, the pollen tassels oaks drop as new leaves come in. When they’re wet they mat into a plug at the downspout outlet. A 316L stainless micro-mesh guard keeps them on top so they dry out and blow off, while the water drains straight through.
We’d have to look. Builders often gutter only the entries and a few key runs, and that varies by home line. We’ll show you where water leaves your roof now, where it lands, and tell you honestly whether anything should be added.
Yes. DeLuna sits closer to Brownwood Paddock Square than to Sawgrass Grove, but we serve it from our Sawgrass Grove coverage area, on both the District 12 and District 13 sides of the village. Estimates are free, and Jeff does the visit himself. He’ll look at your home type and lot before suggesting anything.
It shouldn’t run across the back lawn toward the preserve or the pond. We tie the downspouts into buried solid PVC and release the water at an emitter about five feet from the foundation, so it soaks in instead of carrying soil and mulch off your lot.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Sawgrass Grove. If you are visiting friends in a neighboring village, these pages are written for their homes:
See every village we serve near Sawgrass Grove, or our gutter services across The Villages.
We will look at your roof line, your gutters and where the water goes, and tell you what your DeLuna home actually needs. If that is nothing right now, we will say so.
