The Villages / Sawgrass Grove / St. Johns
St. Johns sits just east of DeLuna and Richmond, near Lake Okahumpka Recreation and under two miles from Brownwood Paddock Square at its north end. We serve it from our Sawgrass Grove coverage area, with a state-licensed home and building inspector on every job. Call or text (352) 440-3310.
Licensed inspector on every job • .032 heavy aluminum • Lifetime no-clog warranty • Free estimates
St. Johns homes went up around 2022: designer homes, St. Johns Verandas and a mix of villas, in both block and stucco and vinyl-sided frame, all with shingle roofs. Most still have the gutters the builder installed. That makes the next hard summer rain a free inspection, if you know what to watch. You don’t need a ladder for any of it, just a few minutes, a dry spot under the garage door and an eye on the roof edge.
Stand outside under cover for a few minutes once it’s really coming down. Water spilling over the front of a gutter means a clog, a run that’s pitched the wrong way, or not enough downspouts for the roof above it. Water pouring past an inside corner means the corner needs work. A sheet of water off an eave with no gutter tells you where the builder stopped. Then look down: a puddle along the slab, mulch floating out of a bed, or a bare stripe in the sod under a downspout all mean the water is landing in the wrong place.
Take a photo of anything that bothers you. When Jeff comes out, he’ll match what you saw to what’s on the roof and tell you what’s worth fixing. A lot of it is small: a re-pitched run, a resealed corner, a downspout piped away from the house. We’d rather do that than sell you gutters you don’t need.

What it means for your gutters: original builder gutters that a single hard rain will test, and wooded or water-view lots where debris and runoff both need a plan. St. Johns homes do best when the owner knows what to watch for and fixes the small things early.

St. Johns is in District 13, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. That is normal here and it is not a hurdle. We tell you up front, give you the color, profile and downspout layout the application asks for, and schedule the work once it is approved.
Rules get revised, so we check the current manual before we start. The manuals are posted on the District Government Community Standards page.
Here’s what we do for St. Johns homes, verandas and villas.

St. Johns sits near Lake Okahumpka Recreation, with its boardwalk, boat launch and kayaking, and some homes here have wooded or water views of their own. Trees beside the house mean leaves and twigs in the gutters, and a lot that drains toward water means downspout runoff can carry soil and mulch with it on the way down.
We handle both. A 316L stainless micro-mesh guard on the runs nearest the trees keeps debris out and carries a lifetime no-clog warranty. Downspouts tie into solid PVC pipe underground and release the water about five feet from the foundation at an emitter, where it soaks in instead of running off. We skip black corrugated pipe, because it crushes and clogs where nobody can see it. Solid pipe takes a little more care to lay, and it’s the part of the job you’ll never have to think about again.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff goes over what you saw in the last storm, then checks the builder gutters for pitch, corners and end caps and looks at where each downspout lets out on your lot. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in St. Johns, where most homes still have their original builder gutters and the problems are usually small ones caught early. An inspector tells you which of those are worth fixing now and which you can leave alone.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Plan on it. St. Johns is in District 13, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. We help you put the application together and start once it is approved.
Watch them in a hard rain. Water should go into the gutter and come out the downspout, nowhere else. Spilling over the front, pouring past a corner or puddling along the slab all point to something we can find and fix. Snap a photo and show us when we visit.
Often they’re fine where they are. The common gaps are eaves with no gutter at all, downspouts that dump against the slab, and runs that hold water. We check all three and only recommend work that fixes a problem you actually have.
Yes. St. Johns is closer to Brownwood Paddock Square than to Sawgrass Grove, but it’s inside our Sawgrass Grove coverage area, and Jeff does the visit himself. Estimates are free wherever you are in the village, and you’ll get a straight answer about what your home needs.
Often it’s the downspouts. One that empties into a bed or onto a slope moves mulch every time it rains. We pipe it underground in solid PVC and release the water at an emitter about five feet from the foundation, so the bed stays put.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Sawgrass Grove. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your St. Johns home actually needs. If that is nothing right now, we will say so.
