The Villages / Lake Sumter Landing / Lynnhaven
Lynnhaven is home to Churchill Street Recreation and the Belmont executive course, and most of its villas and homes were built in 2004. We repair, rehang and replace gutters here, with a state-licensed home and building inspector on every job who will tell you which one your home actually needs. Call or text (352) 440-3310.

Most of Lynnhaven went up in 2004: Colony patio villas on streets like Collington Drive, plus single-family models with Texas city names, the Austin, Laredo, Amarillo and Corpus Christi. That makes the original gutters about 20 years old, and 20 years is when the fasteners start to quit.
Builder gutters from that era were usually hung with fasteners spaced well apart and driven into the fascia. Every time the gutter fills with water and leaves, the weight pulls on them. Every summer the aluminum heats up and cools down again. Little by little the fasteners back out, the front edge drops, the pitch goes wrong and water starts pooling in the middle of the run instead of draining to the downspout. You may also see drips at the corners, where the original sealant has dried and cracked.
The good news is that loose fasteners do not always mean new gutters. If the aluminum itself is in good shape, we can rehang the run on new hangers every two feet, reset the pitch and reseal the corners. If the gutter is bent, the seams are failing in several places or the fascia behind it has gone soft, replacing it makes more sense. We roll new seamless .032 aluminum on site, so the only joints left are the corners and outlets. Either way, you get the honest answer, not the bigger invoice.

What it means for your gutters: original 2004 gutters that are at the age when fasteners back out and corners start to drip. Many Lynnhaven homes need a rehang and reseal, not a whole new system.

Lynnhaven is in District 5, and the current District 5 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Lynnhaven villas and homes.

Plenty of Lynnhaven lots look out on trees, woods and the Belmont course. Leaves that settle in an open gutter do not just block the flow. They stay wet for days, and that wet mat sits right against the fascia board the gutter hangs on. Over years, that is how fascia goes soft, and soft fascia is why fasteners stop holding.
So when we are on your roof edge, we check the wood behind the gutter, not just the gutter. If the fascia is sound, a 316L stainless micro-mesh guard keeps leaves on top where they dry and blow off, so nothing sits wet against the board again. If a section is soft, we tell you before we hang anything on it.
On frame homes with vinyl siding, which is what most Lynnhaven listings show, overflow also runs down the siding. Keeping the gutter flowing keeps that water off the walls, the trim and the window sills too.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks every fastener on your original gutters, sights the pitch along each run, probes the fascia behind it and looks at the corners for dried-out sealant. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Lynnhaven, where nearly every home has 2004 gutters and the choice between a rehang and a replacement can be a big difference in cost. Jeff inspects for a living, so he can tell a gutter that just needs new hangers from one that is done, and he will tell you which you have.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Not necessarily. Age alone is not the test. If the aluminum is straight and the seams are mostly sound, rehanging on new hangers every two feet and resealing the corners can give you many more years. If the runs are bent or leaking in several places, replacement is the better spend. We check before we quote.
A rehang keeps your existing gutter and replaces what holds it up: new hangers, corrected pitch, resealed corners and outlets. A replacement is new seamless .032 aluminum rolled on site to fit each run. A rehang costs less, and it is the right call when the gutter itself is still good.
The roofs are smaller, but the gutter runs are just as old and the side yards are tight, so where the downspout drains matters. We make sure each one sends water away from the slab and not toward the walkway or the unit next door.
Usually the gutter has pulled away from the fascia, or the drip edge does not reach inside the gutter, so water runs down behind it. Over time that soaks the fascia. A rehang tight to the board, with the roof edge lapping into the gutter, stops it.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
