Poinciana was built between 2004 and 2006, with designer homes like the Juniper model and courtyard villas in Barnwell Place. The Cane Garden championship course borders the village, and Allamanda Recreation looks out over palm trees and golf course views. Those long open views are why people buy here. They are also why the rain treats these homes differently.
On a golf-front lot there are no neighbors and no tall trees on the back side to break the wind. Summer storms come across the fairway and drive rain into the back of the roof at an angle. More water lands on that side, faster, and it hits the gutter hard enough to splash over the outside edge at the corners and low spots. Lots beside the ponds get the same treatment, with wind coming straight across the water.
At 20 to 22 years old, the original gutters are also reaching the age when seams and downspout joints start to leak. A weeping joint on the windward side means water running down the wall in exactly the spot that already takes the worst of the weather. So we look at the back of the house with that in mind: where the water lands, whether there are enough downspouts to empty the gutter in a hard storm, and whether every joint is still tight.

What it means for your gutters: wind-driven rain off the fairways and ponds, on seams and joints that are now about 20 years old. Poinciana homes need enough downspouts and tight joints more than anything fancy.

Poinciana is in District 5, and the current District 5 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Poinciana homes and courtyard villas.

The courtyard villas in Barnwell Place are a different layout from anything else in this part of District 5. A courtyard is an enclosed space, and the roof sections around it drain toward the middle. If those downspouts empty onto the pavers or into a bed inside the courtyard, the water has nowhere to go but back toward the walls.
The fix is to carry it out. We connect the downspouts to solid PVC underground drainage that runs beneath the courtyard and lets the water out about five feet from the foundation, on open lawn or toward the street, through a pop-up emitter that closes when the rain stops. We use solid PVC, never black corrugated pipe, which crushes under foot traffic and collects debris in its ridges until it stops draining.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff looks hard at the side of the house that faces the course or the pond, checks every seam and downspout joint, and traces where each downspout actually empties. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Poinciana, where open golf and pond views put more weather on one side of the house and courtyard villas have to move water out of an enclosed space. A licensed inspector reads where the water goes, not just whether the gutter is clean.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Because that side takes the wind. With an open fairway behind you, storms drive rain into the back of the roof at an angle, so more water reaches that gutter, faster. If there are too few downspouts, or one is partly blocked, it spills at the corners. More outlets and a clear gutter usually fix it.
Often, yes. If the downspouts empty inside the courtyard, every storm drains the surrounding roof into one enclosed space. We tie those downspouts into solid PVC underground drainage that carries the water out of the courtyard and lets it out about five feet from the house.
Usually less. Palms don’t drop a steady rain of small leaves the way oaks do, but they do shed fronds and seed and flower stalks that can lodge in a gutter and block a downspout. If you have palms close to the roof, a 316L stainless micro-mesh guard keeps those pieces on top where they can be brushed off.
On gutters this age, the seams and downspout joints. Sealant dries out, rivets loosen and the joints start to weep, usually where you won’t notice until there is a stain on the wall or a washout in the bed. We check each joint and fix what is leaking. You don’t need new gutters just because yours turned 20.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
