Liberty Park homes went up in 2005 and 2006: Colony patio villas on Gibbes Way and Eagle Ridge Drive, Camellia and Whispering Pine designer homes and the Austin model. At roughly 20 years old, a lot of these homes have had a new roof, or will soon. One listing here already shows an architectural shingle roof. A new roof is good news, but it is also the most common reason we find gutters that were working fine until the roofer left.
To replace shingles and drip edge, the gutters often have to come down or get pried away from the fascia. Too often they go back up with the old fasteners in new holes, the pitch slightly off, or the drip edge sitting behind the gutter instead of lapping into it. Nothing looks wrong from the driveway. Then the first big summer storm comes, and water runs behind the gutter, pools in the middle of a run or misses the downspout entirely.
If your roof was replaced and something about the gutters has not been right since, that is worth a look. We check that the drip edge laps into the gutter, the hangers are tight, the pitch runs to the outlet and the corners are sealed. Sometimes a careful rehang fixes it. If the old gutters were bent coming off, new seamless gutters rolled on site are the cleaner answer.

What it means for your gutters: homes that are reaching re-roof age, and gutters that do not always go back up right afterward. Golf-front rear rooflines also take the worst of the wind-driven rain.

Liberty Park is in District 5, and the current District 5 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Liberty Park homes and villas.

Some Liberty Park homes back right onto the Allamanda nine of Cane Garden, a few with water views across the course. That open view also means open exposure. Summer storms blow across the fairway and hit the rear roof and lanai with nothing in the way, and a lot of original downspouts on that side empty straight onto the lanai slab or into the bed right beside it.
On golf-front homes we look hardest at the back of the house. We make sure the rear gutters can carry the volume, place downspouts so they do not dump onto the lanai, and where needed run solid PVC underground drainage out to an emitter about five feet from the foundation. The water ends up on open lawn, not on your patio furniture.
We also look at the screen enclosure. Where the roof drains onto the top of a lanai screen, debris collects and the water comes through in a curtain. A gutter along that edge with the outlet placed outside the enclosure keeps the lanai usable in the rain.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks whether your gutters were put back right after any re-roof, looks at how the drip edge meets the gutter and studies how the rear roof drains toward the golf course. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Liberty Park, where many homes are at re-roof age and a gutter reinstalled badly can look fine and still send water behind it. A licensed home inspector knows how a roof edge and gutter are supposed to meet, so he can spot what a roofer left behind.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Liberty Park is in District 5, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
It is a good idea. Gutters often get pulled away during a re-roof and go back up with the old fasteners in new holes or the drip edge behind the gutter instead of inside it. A quick check after a re-roof catches that before the next rainy season.
Away from the lanai and toward open lawn. On the golf side we often run the rear downspouts into solid PVC pipe underground and bring the water up at an emitter about five feet out, so it never lands on the slab or the pool deck.
Often we can fix them. If the aluminum is straight and sound, we rehang it on new hangers every two feet, reset the pitch and make sure the roof edge laps into the gutter. If it was bent or kinked coming off, new seamless .032 aluminum rolled on site is the better fix.
It depends on what hangs over the roof. With mature landscaping around many homes now, guards are worth it wherever trees or palms drop debris on the roof. If the roof is open, clean gutters with good downspouts may be all you need, and we will say so.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
