Grandfather Oaks Over 20-Year-Old Gutters

Belvedere was one of the first villages built in District 5. Its Hialeah Villas patio villas date to 2003, and the Arlington Villas villas and the Lantana, Jasmine, Oleander and Ligustrum designer homes followed in 2004. That puts most original gutters here past their twentieth birthday, and that is when we start seeing the same short list of problems on nearly every house.

The first is debris. When Churchill Greens was laid out, several grandfather oaks were kept, and the quarter-acre designer lots around the course have had two decades for their own landscaping to fill in. Big oaks drop leaves through the year, catkins in spring and acorns in fall and winter. In an open gutter that mix packs into a wet mat that holds water against the metal and the fasteners for days.

The second is the hardware. Code allows a hanger about every three feet, and twenty years of a full, heavy gutter pulling on those hangers loosens them a little with every storm. You may see a gap between the gutter and the fascia, a drip line in the mulch where water spills behind, or a corner that weeps. Most of the time the gutter itself is still sound and can be re-hung on new hangers every two feet. Sometimes it is not, and we will show you why before we recommend replacing it.

Do You Need ARC Approval for Gutters in Belvedere?

Belvedere is in District 5, and the current District 5 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in Belvedere

Here is what we do for Belvedere designer homes and patio villas.

New Roof? Look Up at the Gutters

Shingle roofs from 2003 and 2004 are reaching replacement age, and plenty of Belvedere homes have already had a new one. A re-roof is often where a good gutter goes bad. The gutter gets pulled or bumped to get at the drip edge, then put back on the old holes with the old fasteners and not quite the same pitch. Water that used to run to the downspout now sits in the middle of the run.

If your roof was done in the last few years and you have noticed standing water in the gutter, a spill at one spot, or new streaks on the fascia, that is worth a look. We check the pitch with a level, re-hang on new hangers every two feet into solid wood, and reseal the corners and end caps. If the roofing work left the fascia soft or damaged behind the gutter, Jeff will tell you that too, before anything gets covered back up.

How a Belvedere Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff checks every hanger and corner on gutters that have been up since 2003 or 2004, looks at how far the oaks reach over the roof, and asks whether the roof has been replaced. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Belvedere, where many gutters are original and the real question is often re-hang or replace. A licensed inspector can tell a tired fastener from a failed gutter, so you pay for the fix the house needs and nothing more.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Belvedere Gutter Questions

Belvedere is in District 5, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Not always. Aluminum holds up well in our climate. What wears out first is the hardware and the sealant. If the metal is sound, we can usually re-hang the run on new hangers every two feet and reseal the corners and end caps. If seams are split or the metal is corroded, new seamless .032 aluminum rolled on site makes more sense. We show you which one it is before you decide.

The course was built around grandfather oaks, and a mature oak puts something in the gutter almost every season: leaves, then catkins in spring, then acorns in fall and winter. The acorns roll to the low end and plug the outlet. A 316L stainless micro-mesh guard keeps all of it on top, and it carries a lifetime no-clog warranty.

Watch it rain. Water should move toward the downspouts and the gutter should be empty a few minutes after the rain stops. If it pools in the middle, spills over one spot or drips behind the gutter, the pitch or the fastening is off. We can check it with a level and fix just that section.

Yes. Villa roofs are smaller, but the gutters are the same age as the designer homes, so the same loose hangers and tired corners show up. If your villa shares a wall, we look at the whole run before we touch your side, so the fix does not push water toward your neighbor.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
