The Villages / Lake Sumter Landing / Bonita
Bonita is the District 7 village on Canal Street where the recreation center pond hosts RC boats and fishing, right beside the Largo executive courses. Bonita is the newest of the four District 7 villages. Most of the homes we see here were built in 2008 and 2009: Designer homes like the Lantana and Wisteria, plus Beauregard courtyard villas in the Bonita Villas section. That puts the original gutters at 17 years or more, and a lot of these houses are getting new shingle roofs right now. Plenty of Bonita listings show a roof replaced around 2025.
A re-roof is the moment to decide about gutters, and it is also the moment they get hurt. Roofers often pull the gutters to change the drip edge, then put them back with the old fasteners in the old holes. The holes are already worn, so the screws do not bite, and the pitch toward the downspout is a guess. A few storms later you have water spilling over the front edge instead of draining out the end.
If your roof is coming up, call us before the roofer starts. Jeff can tell you whether the existing gutters are worth re-hanging on fresh hangers every two feet or whether new seamless .032 aluminum makes more sense under the new shingles. If the roof is already done, we check the work: hanger spacing, pitch and whether the gutter actually sits under the new drip edge.

What it means for your gutters: 17-year-old gutters meeting brand-new roofs. Bonita homes do best when the gutters are checked, or replaced, as part of the re-roof instead of after it.

Bonita is in District 7, and the current District 7 Architectural Review manual (revised August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Bonita homes and courtyard villas.

A lot of Bonita homes sit on cul-de-sac lots wrapped in privacy landscaping. That planting looks great, but it often ends up right where the downspout empties. Water dumped into a bed next to the slab soaks in against the foundation, splashes mud up the wall and washes mulch onto the walk every summer storm.
We fix that underground. Each downspout ties into solid PVC pipe that runs under the bed and lets the water out about five feet from the house, past the plants, toward the lawn or the street. Solid pipe, never black corrugated, because corrugated pipe crushes, holds debris in its ridges and stops draining. On frame and vinyl-sided Bonita homes, keeping that water off the bottom of the wall matters even more than it does on block.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks the age and condition of the original gutters against the roof, looks at hanger spacing and pitch after any recent re-roof, and follows each downspout to see where the water ends up. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Bonita, where so many 2008 and 2009 homes are getting new roofs and the gutters get reinstalled as an afterthought. A licensed inspector can tell you whether yours went back up right, or whether they should have been replaced while the roof was off.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Bonita is in District 7, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
Often, yes. On a 2008 or 2009 Bonita home the gutters are 17 years old or more, and the roofer will likely take them down anyway. New seamless gutters on fresh hangers cost less disruption now than later. If yours are still sound, we will tell you, and re-hanging them correctly is a fair option. Either way, it is cheaper to decide before the roofer is on the ladder than after.
Usually the gutters went back up with the old screws in worn holes, or the pitch changed. We check the hanger spacing, the slope toward the downspout and whether the gutter sits under the new drip edge, then re-set what needs it. Most of the time the gutters themselves are fine and only the installation needs correcting.
They need the water kept off the bottom of the wall. Overflow and splash-back on vinyl siding can work behind the panels. Gutters that drain fully and downspouts piped away from the house protect frame homes more than they protect block. On a block and stucco Bonita home, the same overflow mostly leaves stains, which is ugly but slower to do real damage.
Your roof water should go away from your slab no matter where the pond is. On lots near the recreation center we make sure the drain lets out on open ground that slopes away, not back toward the house or a neighbor’s yard. Cul-de-sac lots often fall in odd directions, so we walk the grade before choosing the spot.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Lake Sumter Landing. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Bonita home actually needs. If that is nothing right now, we will say so.
