Living on the Fairway Is Hard on a Gutter

Two executive courses, Bacall and Bogart, run right through Largo, and a lot of homes here sit along a fairway or a green. That is a great view. It is also a lot of open sky over the roof, with nothing to slow down wind-driven rain, and the occasional golf ball that finds the house instead of the green.

Gutters take most of that. A ball that hits a thin gutter leaves a dent, and a dent is a low spot. Water collects there, sits after every storm, and starts working on the seam or the hanger nearby. On homes built around 2006, the original gutters have had about 20 years of this. When we walk a Largo house, we often find a fairway side that looks very different from the street side: dents, loose hangers, and runs that have lost their pitch.

Heavier material holds up better. We roll seamless .032 aluminum on site, cut to the exact length of each run, so there are no seams in the middle to fail. We hang it every two feet, which is about a third more support than code calls for, so it keeps its line when wind drives rain sideways across the open course. If a single run is damaged and the rest is sound, we will tell you that and replace only what needs it.

The Village of Largo at a Glance

  • First homes: around 2006.
  • Where: south of Lake Sumter Landing along Canal Street, near Buena Vista Boulevard.
  • District: Village Community Development District 6.
  • Homes: designer single-family homes and courtyard villas.
  • Golf: Bacall Executive (9 holes, par 29) and Bogart Executive (9 holes, par 28), both in the village.
  • Recreation: Bacall Recreation (village center, family pool) and Largo Recreation, both on Canal Street.
  • Getting around: about 10 minutes by golf cart to Lake Sumter Landing or Colony Plaza.

What it means for your gutters: open fairway exposure, wind-driven rain and the odd stray golf ball, on gutters that are about 20 years old. Largo homes do best with heavier seamless aluminum and tight hanger spacing.

Do You Need ARC Approval for Gutters in Largo?

Largo is in District 6, and the current District 6 Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in Largo

Here is what we do for Largo homes and courtyard villas along the courses.

A fairway-side downspout empties onto the lanai slab and leaves standing water by the screen, Largo
Before: a fairway-side downspout empties onto the lanai slab and leaves standing water by the screen.
The downspout feeds a buried PVC drain that lets the water out in the lawn toward the fairway, Largo
After: the downspout feeds a buried PVC drain that lets the water out in the lawn toward the fairway.

Send the Water Toward the Fairway, Not the Lanai

On a course lot, the back of the house usually faces the fairway, and that is where the lanai is. Too often the downspouts on that side empty onto the lanai slab or into the bed right next to it. After a summer storm you get standing water on the pavers, mildew on the screen kick plate and soft ground at the corner of the foundation.

We fix that by moving the water, not just the downspout. Each back downspout ties into solid PVC drain pipe that runs underground about five feet from the foundation and lets the water out toward the open lawn and the fairway. Solid PVC keeps its shape and can be cleared if it ever needs it, which is why we never use black corrugated pipe. Courtyard villas get the same thinking in a tighter space, so the water leaves the courtyard instead of pooling inside it.

How a Largo Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff walks the fairway side of the house, checks every run for dents and lost pitch, and looks at where the back downspouts are sending water around the lanai. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Largo, where the side of the house you see from the street is often in far better shape than the side facing the course. An inspector looks at both and tells you which runs actually need work.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Largo Gutter Questions

Largo is in District 6, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Not always. A dent creates a low spot where water sits, so it is worth fixing, but if the rest of the run is sound and pitched we can often replace just the damaged section. If the gutter is the original from around 2006 and has other dents, loose hangers or leaky corners, a new seamless run in .032 aluminum is usually the better long-term choice. We show you what we find.

Open course lots catch wind-driven rain with nothing to break it, so the back of the roof can shed more water faster than an undersized or partly clogged gutter can handle. Lost pitch makes it worse. We check sizing, pitch and the downspout openings, and we hang new gutters every two feet so they hold their line in that kind of weather.

Yes. The usual cause is a back downspout that empties right at the slab. We tie it into solid PVC drain pipe that runs underground and releases the water about five feet from the foundation, out toward the lawn and the fairway. The lanai stays dry and the ground at the corner of the house stops washing out.

We do. Courtyard villas have small enclosed spaces where roof water has nowhere to go if a downspout empties inside the courtyard. We plan each downspout so the water is carried out of the courtyard, either along the wall line or underground, instead of sitting against the walls.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
