Duval looks to be the oldest of the four District 7 villages. The Laredo homes on Red Ash Place date to 2006, the Amarillo and Bridgeport models to 2007, with some Designer homes on Westmoreland Loop following in 2009 and 2010. On the earliest homes, the original gutters are about 20 years old, and that is right where aluminum gutters start to show their age.
The first things to go are the fasteners and the seams. Original fasteners back out of the fascia a little more every summer, and the gutter drops away from the drip edge so rain runs behind it. Corner seams and end caps lose their sealant and drip. None of it looks dramatic from the driveway, which is why we get up there and look.
Sometimes the aluminum itself is fine and the answer is a re-hang: pull the old fasteners, set new hangers every two feet into solid wood and re-seal the joints. Sometimes the gutter is too far gone, or a recent re-roof left it out of position, and new seamless .032 aluminum is the better money. Jeff will tell you which one your house actually needs, and he will show you the worn fasteners or failed seams so you can see the reason for yourself.

What it means for your gutters: original fasteners and seams near the end of their life, on homes with vinyl siding. Duval gutters need a straight call on re-hang versus replace, and water kept well away from the walls.

Duval is in District 7, and the current District 7 Architectural Review manual (revised August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Duval homes and villas.

The Duval homes we have looked at are frame with vinyl siding, not block and stucco. That changes the stakes. When a gutter overflows on a block house, the stucco gets stained. On vinyl siding, water that runs down the wall can get behind the panels and into the framing, where nobody sees it until there is a soft spot.
Twenty years of growth adds to it. Privacy shrubs planted small in 2006 now crowd the downspouts, and the beds have built up against the slab. We pipe each downspout into solid PVC that runs under the plantings and lets the water out about five feet from the foundation, so it is not soaking the bottom plate of the wall or feeding the roots right against the house.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks every fastener and corner seam on the original gutters, looks for water marks on the vinyl siding and decides whether the run can be re-hung or should be replaced. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Duval, where the earliest homes are about 20 years old and the gutters are at the age where a repair and a replacement are both on the table. A licensed inspector gives you the honest call instead of the bigger ticket.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Duval is in District 7, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
Not always. If the aluminum is sound and the problem is loose fasteners or leaky corners, a re-hang with new hangers every two feet and fresh seals can give you years more. If the gutter is bent, pulled away or patched many times, replacement is the better buy. We will show you which it is, on your own gutters, before you decide anything.
The sealant at mitered corners and end caps dries out over time, and at about 20 years many original joints are ready to let go. We clean the joint down to bare metal and re-seal it, or replace the corner if the metal is cracked. A dripping corner left alone keeps soaking the same spot on the fascia and the bed below it.
Yes. Water running down vinyl can get behind the panels and into the framing. That is why we put the emphasis on gutters that drain fully and downspouts piped away from frame homes. If you already see dark streaks or water marks low on the siding, we look closely at the gutter right above them.
It depends on what is above your roof, not just the golf course. Where Duval lots back onto woods or mature trees, a 316L stainless micro-mesh guard stops the cleanouts. On an open lot with little overhead debris, we may tell you to skip them. Turtle Mound and Truman lots vary a lot, so the answer really is house by house.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Lake Sumter Landing. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Duval home actually needs. If that is nothing right now, we will say so.
