Bridgeport at Mission Hills goes by a few names. District Government calls it Bridgeport at Mission Hills, the recreation center and most listings say Haciendas of Mission Hills, and MLS often just says Bridgeport. It is one small neighborhood of courtyard villas, Charlotte, Fairmont and Wyndham models, built in 2011 and 2012 on the shore of Lake Sumter with Market Square right across the water.
Living on the lake means taking the weather straight off it. Summer storms build over open water and arrive with wind behind them, so rain hits the lake-facing side of these villas at an angle. Wind-driven rain overshoots a gutter that is set too low under the drip edge and blows over the front of one that is already half full. A gutter that works fine on a calm day can dump water down the wall in a lake storm.
The fix is fit and capacity. We set seamless .032 aluminum gutters tight under the drip edge, hang them every two feet so gusts cannot work them loose and make sure the downspouts are big enough and close enough to empty the gutter fast. On the lake side, that is where most of the water arrives, so that is where we put the attention.

What it means for your gutters: wind-driven rain off the lake and tight courtyard lots with shared walls. Gutters here need to be hung tight and sized to empty fast, with downspouts that clear the courtyard.

Bridgeport at Mission Hills is in District 9, and the current District 9 Architectural Review manual (July 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for the courtyard villas of Bridgeport at Mission Hills.

The lots here are small, about a tenth of an acre, and the villas are built around courtyards with walls close to the neighbor. There is not much open ground to send water to. A downspout that empties into the courtyard floods it, and one that empties along a shared wall puts water against two homes at once.
Many of these villas have rock landscaping, which brings its own trouble. Water pouring from a downspout onto rock splashes back up the stucco, and over time it washes the rock out and leaves a bare hollow beside the slab. We tie downspouts into solid PVC under the rock and carry the water about five feet from the foundation toward the lawn, the street or the lake side, wherever the lot drains away from the house. The concrete walls on these villas are tough, but the slab and the courtyard still need the water gone.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks how the gutters on the lake-facing side sit under the drip edge, looks at downspout size and spacing for storm runoff and traces where each downspout drains on the small courtyard lot. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Bridgeport at Mission Hills, where lakefront villas take wind-driven rain off Lake Sumter and tight courtyard lots leave little room for the water to go. A licensed inspector sees the whole picture, from roof edge to shoreline, before recommending anything.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Bridgeport at Mission Hills is in District 9, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
Both. District Government uses Bridgeport at Mission Hills, the recreation center and most listings use Haciendas of Mission Hills, and MLS often lists it as Bridgeport. It is the same small villa neighborhood on Lake Sumter, built in 2011 and 2012, with its own pool on Mission Hills Trail and its own postal facility.
Wind off Lake Sumter drives rain in at an angle, and it can shoot past a gutter set too low or overload one that drains too slowly. We check the fit under the drip edge, the hanger spacing and whether the downspouts can keep up with a storm. Often the fix is an added downspout on the lake side rather than a whole new system.
Away from the slab, out of the courtyard and away from your neighbor’s wall. We run solid PVC underground to the spot on your lot that falls away from the house, which on lakefront homesites is often toward the water or the preserve side. Solid pipe only, because black corrugated pipe crushes and clogs.
The walls handle water well, but the slab, courtyard and landscaping do not. Overflow still stains stucco, floods courtyards and washes out rock beds. Gutters and drains protect the parts of a concrete villa that are not concrete. At about 14 years old, these villas are also reaching the age where original gutter seams start to need attention.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
