The Villages / Spanish Springs Town Square / Valle Verde
Valle Verde is one of the newest parts of the historic side, a tree-lined pocket of 1999-2000 designer homes off Chula Vista Ave, many backing onto a private wooded area. We install and repair gutters, guards and drainage here, with a state-licensed home and building inspector on every job. Call or text (352) 440-3310.

Listings in Valle Verde keep using the same words: tree lined, a canopy of mature trees, and backyards that border a private wooded area. The homes are site-built designer models such as the Lantana and Vera Cruz, 3 bedroom, 2 bath, about 1,530 to 1,980 square feet, frame with vinyl siding and shingle roofs. Most went up around 1999 and 2000.
A home like that gets debris from two directions. The street trees drop on the front roof and the woods drop on the back, so there is rarely a season when both gutters are clean at the same time. The back is usually worse. It faces more trees, and it is the side nobody looks at until water is running over the edge onto the patio.
At about 25 years, the original gutters on these homes are also reaching the age where seams and fasteners start to let go. Put a full load of wet leaves in a gutter that is already loose and the weight finishes the job. We look at both sides of the house, re-hang or replace what needs it, and fit 316L stainless micro-mesh guards so the canopy stops filling the gutter between storms. The front and the back get the same protection, because the woods do not take a season off.

What it means for your gutters: leaves arrive from the street trees and the woods behind, on gutters that are about 25 years old. Guards on both sides and a check of every seam come first.

Valle Verde is in the Lady Lake/Lake County district, and the current Lady Lake/Lake County Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Valle Verde homes under the canopy.

Some Valle Verde homes have had their roofs replaced in the last few years. That is good news for the roof, but a re-roof is one of the most common times gutters get disturbed. The gutters are pulled or bent back to reach the drip edge, then reattached in a hurry, and the pitch that used to carry water to the downspout ends up flat or backward.
If you have had a new roof and now see water spilling over the middle of a run, standing water in the gutter a day after rain, or a downspout that barely runs, that is the likely reason. We check the pitch with a level, reset the hangers at two-foot spacing and seal the corners. If the old gutter was damaged in the tear-off, we replace it with seamless .032 aluminum rolled on site.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks both the street side and the wooded back side, looks at whether the gutters were reset correctly after any re-roof, and checks the pitch with a level. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Valle Verde, where a recent re-roof and a full tree canopy can both be behind the same overflow. An inspector can tell you which one it is, so you are not paying for guards when the real problem is pitch, or the other way around.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

The back of many Valle Verde homes faces a wooded area, so it catches more leaves and debris than the street side. It is also the side you see least, so clogs go unnoticed until water spills onto the patio. We guard both sides, but the back usually needs it most. A guarded back gutter also means no ladder against the house above the patio.
Yes. Gutters are often pulled or bent during a re-roof and reattached without the right pitch. Standing water a day after rain, overflow in the middle of a run or a weak downspout are the usual signs. Resetting the pitch is often all it takes. We check it with a level, so you see the pitch for yourself.
Sometimes. At about 25 years, many are still sound metal with loose hangers and tired seams. If so, re-hanging and resealing makes sense. If the metal was bent during a re-roof or the seams keep failing, replacement is the better spend, and we tell you which. Either way, you get the answer before any money changes hands.
Not into the edge of the woods in a single stream, and not at the foundation. We run downspouts into solid PVC underground drainage that releases the water about five feet from the house at an emitter, where it can spread and soak in. We never use black corrugated pipe, which crushes and traps debris. Water spread out that way does not undercut the trees or the lawn edge.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Spanish Springs Town Square. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Valle Verde home actually needs. If that is nothing right now, we will say so.
