Stucco Shows Every Drip

Most La Reynalda homes were built between about 1998 and 2000, and unlike the frame and manufactured homes in the older villages to the north, most here are block and stucco with shingle roofs. The Belmont is one model you will see. The village is small, with no through traffic, and listings like to call it quaint.

Stucco is tough, but it is honest about water. When a gutter overflows or a corner drips, the water runs down the wall in the same path every storm and leaves a dark streak, and over time mildew settles into it. Rain that falls off a roof edge with no gutter splashes soil onto the bottom of the wall, and that band of dirt and green growth is hard to scrub off. Owners often pressure-wash the walls every year without ever fixing the reason they get dirty.

At about 25 years old, the original gutters on these homes are close to the end of their run. Seams and end caps are where they let go first, and those leaks land right on the stucco. When we replace them, we use seamless .032 aluminum rolled on site, so there are no joints along the wall to drip, and we place downspouts where the water can leave the house without running down the face of it.

Do You Need ARC Approval for Gutters in La Reynalda?

La Reynalda is in the Lady Lake/Lake County district, and the current Lady Lake/Lake County Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

Oaks Along the Mira Mesa Fairways

La Reynalda wraps around the Mira Mesa course, and listings here talk about mature trees, oaks and wooded views. Oaks shed in waves: leaves in late winter and spring as the new growth comes in, long catkins right after, then acorns in fall and winter. On a golf-front lot you get your own trees plus whatever blows in off the course.

Catkins are the ones people underestimate. They are light and stringy, they tangle into a mat at the downspout opening, and a single spring rain can turn that mat into a plug. A 316L stainless micro-mesh guard keeps them on top, along with the leaves and acorns, while the water drops through. With a lifetime no-clog warranty, it is the last time you need to think about what the oaks are doing to your gutters.

How a La Reynalda Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff checks the stucco below every gutter for streaks and splash marks, looks at the seams and end caps on the original gutters, and sees how much oak hangs over the roof. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in La Reynalda, where block-and-stucco walls show every place water has been running. An inspector reads those marks to find the leak, so the repair goes where the water is actually coming from.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

La Reynalda Gutter Questions

La Reynalda is in the Lady Lake/Lake County district, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Water running down the same path every storm, usually from a leaking seam, an end cap or a gutter that overflows at one spot. Fix the source and the streaks stop growing. We can point to the leak before quoting anything. Once the water stops running there, a single cleaning usually takes care of the stain.

If seams and end caps are leaking or the gutter holds water, replacement with seamless aluminum usually makes more sense than patching joints that will keep failing. If the metal is sound and only the hangers are loose, re-hanging can work. We will tell you which it is. Seamless runs have joints only at the corners and outlets, where we can seal them properly.

That band comes from rain hitting the ground with no gutter above it, or from a downspout emptying onto bare soil. A gutter on that roof edge, plus a downspout tied into solid PVC underground drainage that carries water about five feet out, stops the splash. The bottom of the wall stays clean, and the beds keep their mulch.

If oaks hang over your roof or stand near the fairway behind you, most likely. Leaves, catkins and acorns all end up in the gutter. A micro-mesh guard keeps them on top while water drops through. If your roof is clear, we will say so. Course trees behind the house count too, since the wind carries their leaves onto your roof.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
